I'm a little late this month, but I just posted my market update report for August 2013. Home buying in Marin County is currently quite competitive. If you are serious about buying you need to be ready.
The very first step is to be preapproved. Hopefully by a local lender. Unless you are paying cash (and about 25-30% of the buyers are) you need to have financing in place before you start your home search. There are several reasons for that, including your emotions. You don't want to be looking at homes you cannot afford. Conversely, you don't want to be disappointed thinking that you can only afford fixers, when in actuality you can buy more than you think. The third reason is that this market is SO competitive that no offer will be considered without the proper preapproval. So remember: financing first.
Once your offer is accepted, be prepared to have inspections on property and the structure. Don't let emotions overrule sense. Do your due diligence. If you are obtaining financing, the property will also need to appraise. That isn't too much of a problem these days though, since the inventory of homes is selling faster than they are coming on the market.
If you are thinking about selling in Marin County, NOW is a great time to do it. PRICING is key. It has to be an interesting price. If you don't get an offer in the first two weeks, your price is too high. I just listed 26 Roosevelt in San Rafael. Several agents said that they would be writing offers. And while multiple offers did not materialize, we did get a very strong offer (not all cash, but only a very small loan) and are expecting to close soon.
