I highly recommend it for anyone interested in purchasing or renting a floating home or just curious about the lifestyle. It's one day only at the end of September and gives attendees an opportunity to glimpse this truly one-of-a-kind floating community.

The floating home real estate market has drastically changed over the past several years as the homes have become a viable alternative for affordable water front vacation homes and retirement/empty nester destinations. The increased interest, along with a limited inventory has driven the prices up. However, they are still selling at a lower price per square foot then other Marin water front homes and homes in Sausalito.

In the past it was possible to purchase many of the homes in the $500-700k range but those averages have changed with the recent sales of homes in the $900-$1.5m range. You can still find smaller homes and fixers for $350-$650k but the

A typical Southern Marin water front home is going to be in the $2million - $10 million and up range. The floating homes average $700-$1million with some below and a few above.

There are approximately 425 floating homes in Marin with the majority of them in Sausalito making it truly a one of a kind community. However, the idea of owning and living on a floating home is often more romantic then the reality. Do your research and visit the different docks before making a decision.

Since a number of my clients have asked me about property taxes and how they apply to floating homes, I thought I would create a helpful blog post outlining how property taxes are applied to floating homes in Marin County, California.

Sausalito, CA Houseboats/Floating homes in Marin County are considered "real property" and taxed at the same rate as land based homes which is 1% plus parcel tax, school bonds, special assessments etc. However, depreciation is taken into account so the assessed value that the tax base is calculated on can be lower (sometimes considerably) than a land based home for the same sale price. They take into account age of property, location and a few other criteria.
