I was awakened from a deep sleep several nights ago to a phone call from my neighbor asking if there was a fire at our house.  She heard and then saw a big yellow fire truck sitting at the bottom of our hillside property with its engine idling and the sound of voices. There weren't any sirens or flashing lights.  I leaped out of bed, threw on a coat, slipped into my tennis shoes and ran out into the rain to see if there was smoke coming from our house.  Reassured that our house wasn't on fire, I walked our property in the dark looking for trees that might have toppled thinking that might be the reason for the fire truck.

I had the pleasure of representing the seller who lives in Sacramento.  He not only needed a realtor but someone who could act as a project manager to get 420 El Faisan Drive in San Rafael, a large and very desirable townhome ready to go on the market. The seller had purchased this townhome over 20 years ago and it was in fairly original condition.

Together with the seller's approval, I created a project plan, budget and coordinated and managed a team of service providers to do pre-sale inspections, remove the acoustic ceiling, paint, install new carpet and bathroom flooring, update the light fixtures, faucets, make repairs, clean and stage.

Timing is everything in real estate.  I represented the Trustee who was selling 95 Corte Mesa; a tenant occupied 3 bedroom, 2.5 bath townhome located in a small development in the outer Dominican neighborhood in San Rafael.  This townhome was renovated 3 years ago with a new kitchen, baths, fixtures, flooring and windows.  Even though selling a tenant occupied property is not ideal for the tenant or seller, sometimes it can't be helped. The tenant had a lease and hoped to continue renting for as long as possible.  Therefore, the trustee and I kept our focus on 1031 Exchange buyers who had limited time to find a replacement property. Our timing was pitch perfect. We found the ideal buyer very quickly.
