As the market changes are contingent offers back? I just completed two transactions that involved 3 parties,3 buyers and 3 sales. Two buyers had to sell their current homes to purchase their new home. A year ago this transaction would most likely not have been possible but we seem to be in a changing market. Not necessarily from a sellers market to a buyers market but definitely moving away from the strong sellers market, with crazy low inventory, that we have been experiencing the past several years. We are in a more balanced market.

I helped my clients purchase their home 4 years when they had a new baby. Now expecting their second child and with a parent living with them as a childcare giver, they are busting out of their 1241 square foot home.

Sausalito Floating Homes Annual Tour

I have been wanting to attend the Annual Sausalito Floating Home tour for years.  I finally did and I was not disappointed. I highly recommend it for anyone interested in purchasing or renting a floating home or just curious about the lifestyle. It's one day only at the end of September and gives attendees an opportunity to glimpse this truly one-of-a-kind floating community.

Floating home living is truly magical and unique but not for everyone. The Marin Modern website receives 100's of inquiries monthly from potential buyers searching for homes on or near the water and narrow it down to the floating homes because at first glance it seems perfect and romantic and a way to live on the water at a

Her preference was to remain in her home while her daughter finished high school and she figured out how to do that.  Now, two years later we were able to sell her home for $1,200,000, her daughter graduated from high school and was accepted into her first choice school! Win, Win, Win!

Super charming desirable family home in the flats of Corte Madera. Two spacious bedrooms and two full baths with a bonus room. Sparkling and inviting pool in

3 great painting tips!

I want to share a few tips I just learned to to make painting easier before, during and after the job.

1: Use a big paint chip or better yet a paint board.  Buy a small can of the paint that you are considering and brush out a board.  Once dried, use it to check out the rooms in different times of day and lighting situations. Some paint brands have these large scale chips already made, if so buy them. This is much easier than a tiny chip.

2: After you finish painting and before you close the can, paint a line around the outside of the can at the level of the remaining paint in the can.  This will let you know how much paint you still have and what the color is.  This is very helpful down the road.

3: If you rub a
