Monday, December 11 is the last day to pay the first installment of the 2017-18 property taxes. Payments after that date will incur a penalty. Property owners can pay in person at the Marin County Tax Collector's office which is located at Civic Center, room 202, in San Rafael. Alternatively, payment can be mailed to Marin County Tax Collector, PO Box 4220, San Rafael, CA 94913-4220 but must be postmarked by the 11th. It would be wise to get a postal receipt such as proof of mailing, or certified.  Another option is to pay online at www.marincounty.org/taxbillonline . The Long-running sellers' market for Marin real estate continues! It is relatively easy and quick to sell, but the process of buying can be longer and more difficult. That's because there's a shortage of inventory of homes for sale. This week, the MLS shows 469 listings for single family homes and condos. 204 of them, or 43%, are in contract. Currently,  45% of homes sold in November were on the market for 30 days or less, and an additional 35% sold in 60 days or less. That's a pretty fast-moving market!

If you're moving and have a home to sell, there are choices to make.The easiest way to go, by far, is to buy first, get your new home ready, then move and sell your current home vacant and staged. So, if you have plenty of funds to buy your new home

Just 3 months ago, on June 10th, Kris and Bob Galmarini opened their first brick and mortar store at 641 San Anselmo Avenue, in the middle of downtown. It was the physical expression of their desire to share their art and their dreams through a line of lifestyled clothing and gear designed and made by and for real people, kids, and families. The Brand, Neve and Hawk, named for the Galmarinis' two children Neve (age 9) and Hawk (5), had been selling well online for several years with a nationwide clientele, including wholesale orders to over 50 stores; in fact, only about 3 percent of sales have come from California!

For the month of July, Active Listings are up 9% over the same period last year, but pending sales are down 19% on a year-to-year basis. July's new listings were Down 26% from July of 2015 and also down 25% from June of 2016.

Currently, there is only a 1.8 month supply of available housing inventory on the market, up marginally from 1.7 months in April, May, and June.

There were 285 new listings in July, 10 more than in july of last year, and 159 homes sold during the month, down 14% from 185 in July of 2015.

Average days on market (DOM) have crept up from 39 last year to the current level of 49, not quite as quick, but still not bad!

The ratio of sales price to list price in July was 100%, meaning that, on average, homes sold at the list

This discovery began on my daily walk around San Anselmo. I was looking for 530 San Anselmo Avenue, the address that appeared on the Juniper Ridge website, identifying Tumbleweed as one of their vendors. Entering the shop, I noticed a lot of  unique, interesting, high quality items for both women and men, and began talking with the woman behind the counter---turns out she is the owner! Somehow, we discovered that we have frequented and enjoyed some of the same, off the beaten path, corners of the globe, though at different times.

It is my pleasure to assist clients with real estate purchases and sales throughout Marin County and adjoining areas but, as a resident of San Anselmo (only a block or so from Downtown), my particular interest is in this very special area of Marin. I often write about restaurants or local events, but today, since we are in the midst of the spring selling season, wanted to follow up on last month's report on San Anselmo home prices.

Our previous report focused on the first four months of 2016, noting that 37 Single Family Residences (SFR) and 3 Condos sold during the period. Let's take a look at the similarities and differences. When we compare statistics from the first 29 Days of May, we see that 13 SFR's and 1 Condo sold during the period.

People ask all the time "How's the Market?", and for the past couple of years, the answer has been "Very active, with many buyers competing for a limited number of properties". Just to give readers an idea of what this means, I took a closer look at the San Anselmo sales statistics for the first four months of the year, and compared them to the same period in 2015.

First, the market for housing in both periods was predominantly Single Family Residences (SFR). This year, 34 SFR's sold in the 1st 4 months of the year vs. only 2 Condos. Last year the numbers were 37 SFR's and 3 Condos. Looking at the prices, I found the following:
