217 Picnic Avenue San Rafael - Off Market Gem!

Timing truly is everything! Working with buyers in a sellers market can drive even the most patient clients nuts! It's our job, as their advocate and realtor, to minimize the stress of finding their perfect home. Buyers who are ready to purchase really just want to find that home that speaks to them when they walk in the door. Unfortunately that home might be speaking to a dozen other buyers or the house isn't their dream home and they might be forcing the conversation.

Throughout the life of working with a buyer to find and purchase a home I focus on keeping their hope alive. They might waiver, get frustrated, take a break or even fire you along the way but I never lose sight that their perfect house

415 45th Street Oakland, CA 94609 - Just Sold!

415 45th Street

2 years, 5 offers and 2 cities! it truly is a sellers market with historically and painfully low inventory. My lovely clients were hyper focused with very specific search criteria. They were also diligent in their search, pro-active and extremely patient. They started looking in a well defined radius in San Francisco but we did not prevail in the competitive multiple offers so they started checking at homes in the East Bay.

Their main criteria was to find an older home, built before or around 1920. Since their search criteria was very specific it was beneficial when they opened up their search to another city. They asked if I would represent them if they purchased a home in the East Bay and

3 Reason Staging Your Home Pays off

  1. A staged home looks better in pictures
  2. Homes that are staged typically list for a higher price and sell for a higher price
  3. Potential buyers will stay longer during a showing

Staging Graphic

  1.      A staged home looks better in pictures

The old saying, “One picture is worth a thousand words” might have been coined for a staged home. Multiply that 1,000 words by the number of pictures your agent is going to post online for your listing. That is a powerful pictorial message and a strong story presented online. Literally 1000’s of words conveyed by the pictures attached to your homes listing.

Why are good pictures so important?

Not everyone can fill up a space in their mind or imagine furniture

1225 Mountain Blvd, Oakland CA 94611

Is Oakland the new Marin? Buyers are flocking to Oakland to purchase homes when they realize they have been priced out of Southern Marin. My lovely buyer clients have been looking to upsize, from their 3 level Mill Valley condo, for several months. We made a handful of offers but with the continued demand and historically low inventory in the under $2m market homes are selling for 5%-10% over asking and higher. We were outbid every time.

1225 Mountain KItchen

My clients and I watched home prices inch up in Mill Valley and the 3 bedroom, 2 bath home they were looking for was suddenly out of reach. So, they did what many potential home buyers do, they went East. East Bay that is! They quickly realized their dream home was not

77 Cypress Drive Fairfax CA 94930 – Just Sold!

77 Cypress Drive - Sold! Enjoying this moment! The moment after you get the call from the title company that you are “On Record”. The moment that all the hard work and dedication you and your clients, contractors, cleaners, stagers and buyer’s agents put it to make this moment a reality.

The lifecycle of a home sale starts from the moment your clients sign the listing agreement. Paperwork is signed, plans are discussed and made and everyone has a part. It’s a team effort and when those well-made plans and team work all comes together everyone wins!

It was truly a pleasure to help my clients sell this home. I helped them buy it 4 years ago and they took an already buttoned up house and made it even more desirable.  I am

Two Things First Time Home Buyers Need to Know

Buyers entering the real estate market are more savvy today than ever before.  Prior to the internet age, buyers relied heavily on their Realtor to feed them information and listings and wouldn’t even begin their search until meeting with and committing to a Realtor. Now, at least 90% of buyers start their search online, research the process and properties for months, often years before calling a Realtor.

In this new age of information, we as Realtors need to work even harder to find and maintain buyer clients and we do this by providing value and insight into the process. We offer our knowledge of the specific cities and neighborhoods in our market, inside scoop on upcoming listings, and our connection

Listing Status Terms Defined

Real Estate Question

You have been searching properties on the internet for months and now you are ready to jump in and start a serious search for your new home. The properties that fit your criteria and budget have various status notes on them that keep changing and some properties disappear from the searches all together. What does all this mean?

Most common Status

  •       Active
  •       Contingent – show
  •       Contingent – No show
  •       Pending
  •       Sold
  •       BOM – back on market

When a house is listed, the original status is ACTIVE. The status will remain active until the house receives offers and a contract is ratified or the house is pulled off the market.

Once a contract is ratified the status will
