It is my pleasure to assist clients with real estate purchases and sales throughout Marin County and adjoining areas but, as a resident of San Anselmo (only a block or so from Downtown), my particular interest is in this very special area of Marin. I often write about restaurants or local events, but today, since we are in the midst of the spring selling season, wanted to follow up on last month's report on San Anselmo home prices.

Our previous report focused on the first four months of 2016, noting that 37 Single Family Residences (SFR) and 3 Condos sold during the period. Let's take a look at the similarities and differences. When we compare statistics from the first 29 Days of May, we see that 13 SFR's and 1 Condo sold during the period.

How is the Marin real estate market? Inventory remains low and prices continue to increase. Marin's median home price is now $1,225,000. This can be compared to San Francisco's $1.4M and Silicon Valley's $3M. We appear "normal" when compared to our closest counties, but we are far off the chart compared to the rest of California. This is what CAR's Chief Economist says about the current market: "The economic fundamentals continue to support overall home sales growth, but a lack of housing inventory also will fuel more market competition as housing demand remains on an upward trend. Thin housing supplies appear to be the driving force behind the increase in sales-to-list price ratios, with the ratio rising in 28 of 40 reporting counties."

I just read a very interesting article by Kenneth R. Harney, who writes a syndicated column, The Nation's Housing, (New York Times, Chicago Tribune, Inman News, etc.) titled, "Fannie Mae Making Credit Habits into Mortgage Issue." The article was saying that folks with credit cards are considered either a "revolver" or a "transactor" which is determined by whether they make small or minimum payments on their credit card (revolver) or whether they pay off their credit card debt in full each month (transactor). 

Up to now lenders didn't care which we were as long as we were current on any payments.  Credit reports show exactly that too-whether you are current or whether you are in default or late on any and they never showed what we

People ask all the time "How's the Market?", and for the past couple of years, the answer has been "Very active, with many buyers competing for a limited number of properties". Just to give readers an idea of what this means, I took a closer look at the San Anselmo sales statistics for the first four months of the year, and compared them to the same period in 2015.

First, the market for housing in both periods was predominantly Single Family Residences (SFR). This year, 34 SFR's sold in the 1st 4 months of the year vs. only 2 Condos. Last year the numbers were 37 SFR's and 3 Condos. Looking at the prices, I found the following:

Average Sold Price $1,174,276 or about 1.9% over asking

Prices  increased here in "the Hollow" even as inventory decreased.

This past month 1359 Butterfield sold for $3,300,000 which is a record for this part of the 'hood'. There were two offers.

Shortly,1360 Butterfield is going to come on the market for $2,900,000. It was purchased last year for $,1515,000 and is now rolling out with added square footage and a whole new look. Think: Restoration Hardware meets Sunset Magazine. (Let me know if you want a sneak peak.)

As of this writing only three homes have sold in Sleepy Hollow since the first of the year. By this time last yeear, six homes had sold. This is the story all over Marin right now. Inventory has been down, sales have been down and prices were trending up. I say "were" because while homes are
