This conforming loan product is specially tailored to support young doctors who've recently entered the work force and who are looking to purchase a new home. As you know, one common thread linking most fledgling doctors is a mountain of student debt. This debt is often on deferment for a number of years in order to help newly employed doctors establish their careers. Unfortunately, standard conforming guidelines mandate that even future, deferred payments be included in all debt ratios. If documentation is not available to outline what the future payment will be, standard guidelines hit the borrower with a monthly payment equal to 1% of the outstanding student loan balance. On $200,000 of student loans, this would amount to an additional $2000 monthly…

An FHA 203k loan offers competitive purchase financing to help you with construction or remodel money to turn that fixer-upper into the home of your dreams. This loan falls into two categories: the 203k Streamline, which offers up to $35,000 for non-structural remodel work that can be done without architectural plans, and the full 203k, which offers unlimited funds up to a county’s high balance limit, which in most Bay Area counties caps at $625,500. Both loans function as purchase money with the balance of funds disbursed after close of escrow during the construction phase. Unlike standard mortgage financing that accepts only collateral in good condition, the 203k loan is based off of the future condition of the home. This allows the borrower to purchase…

I am fresh off of watching
last night’s Presidential debate thus the name of the title, a little bit about
the book, and nothing to do with which candidate makes the most sense (politics
and real estate do not mix). The book the Art of the Deal has some very good
tidbits about thinking big, knowing your market, and maximizing your options.
So, I am now going to try and leverage some of that knowledge and provide a few good tips on how the savvy buyer should prepare and negotiate for getting the best deal on the purchase of their new home.
Firstly, you really really really need to know your finances and work with what you realistically will be able to afford. Unless you’re one of the few lucky ones that do not require a mortgage you will need to work
A few weeks ago I had the honor of receiving an invite for cocktails at a client's home! These are the moments that remind me why I love what I do and moments that I treasure.
A little back story...My clients met in San Francisco and ended up on the East Coast for work not realizing it would take them 25 years to get back home. When I met them they were planning for their retirement and making good on their promise to themselves to return to Marin.
Their criteria included a home with 2-3 bedrooms in Sausalito or Tiburon with views. They wanted some outdoor space but really their top two desires were water views and to return to Tiburon (with Sausalito in 2nd place). They didn't necessarily want a project but they…
Listed, marketed and sold...all within 23 days! "Wow," "Great Floor Plan," "I love this house," were all comments heard as potential buyers visited the property! With multiple offers received, the sellers were delighted with their options and the escrow was quick and easy.
Some "wow facts" about the Bay Area Real Estate Market right now
The Marin market shows contradictory signs. Prices are soaring and multiple offer situations are still bountiful, yet at the same time there are a lot of well priced inventory that are sitting there. It is random and hard to see a clear trend. Well priced luxury homes in Belvedere can be equally hard for sellers to get rid of as small condos in Marin Wood. But if we look beyond Marin County, this is what is happening:
"Oakland's housing market is still soaring even as growth cools in San Francisco, where million-dollar median home prices have left buyers searching for more affordable alternatives. The East Bay city had California's highest annual appreciation…
