I am fresh off of watching last night’s Presidential debate thus the name of the title, a little bit about the book, and nothing to do with which candidate makes the most sense (politics and real estate do not mix). The book the Art of the Deal has some very good tidbits about thinking big, knowing your market, and maximizing your options.

So, I am now going to try and leverage some of that knowledge and provide a few good tips on how the savvy buyer should prepare and negotiate for getting the best deal on the purchase of their new home.

A little back story...My clients met in San Francisco and ended up on the East Coast for work not realizing it would take them 25 years to get back home. When I met them they were planning for their retirement and making good on their promise to themselves to return to Marin.

Some "wow facts" about the Bay Area Real Estate Market right now

The Marin market shows contradictory signs. Prices are soaring and multiple offer situations are still bountiful, yet at the same time there are a lot of well priced inventory that are sitting there. It is random and hard to see a clear trend. Well priced luxury homes in Belvedere can be equally hard for sellers to get rid of as small condos in Marin Wood. But if we look beyond Marin County, this is what is happening:

For the month of July, Active Listings are up 9% over the same period last year, but pending sales are down 19% on a year-to-year basis. July's new listings were Down 26% from July of 2015 and also down 25% from June of 2016.

Currently, there is only a 1.8 month supply of available housing inventory on the market, up marginally from 1.7 months in April, May, and June.

There were 285 new listings in July, 10 more than in july of last year, and 159 homes sold during the month, down 14% from 185 in July of 2015.

Average days on market (DOM) have crept up from 39 last year to the current level of 49, not quite as quick, but still not bad!

The ratio of sales price to list price in July was 100%, meaning that, on average, homes sold at the list
