A tax benefit that often slips through the cracks when buying a new home is the Homeowner’s Exemption.  The California Constitution provides for a tax exemption of up to $7000 of the assessed value on property that is occupied as the owner’s principal place of residence.  Surprisingly this bit of tax relief often gets lost in the shuffle when buying a new home, resulting in too many Marin County homeowners overpaying their property taxes.

The tables are turning in the North Bay real estate world.  Recently I have witnessed a significant increase in the number of price reduction while perusing the Marin County MLS for my home buyer and seller clients.    With this in mind, I decided to take a quick look back to see exactly how many price reductions there have been since the begining of October, 2007.  

Month to date, there have been a total of 377 homes that have had price reductions and only 282 new properties that have come on the market.  What does this all mean?

Many people are asking me "How is the real estate market in Marin County?"   With all of the recent media attention that the housing market has received at both the national and regional level, it has become harder for buyers and sellers to separate fact from fiction.  

Yes, the market has slowed down but is still strong, especially when compared to other areas of the country or even other counties in the Bay Area.   In general though,  most areas of Marin County have transitioned from a seller's market to a buyer's market.   Here are some interesting month-to-date (September 1- September 25, 2007) facts regarding the Marin housing market:

The inventory of homes for sale in Marin has been slow the last several weeks however there are a number of noteworthy modern and mid-century modern properties that are currently on the market.
