Unlocking inventory, increasing the number homes for sale and creating more homeownership opportunity for younger buyers is the goal behind the California Association of Realtors (C.A.R.) 2018 Property Tax Portability Initiative. Realtors throughout California are collecting signatures to get this Initiative on the November 2018 ballot. It's my understanding that the Initiative is supposed to remove the barriers that keep Seniors 55 and older from selling their homes.  That would mean allowing Seniors to carry their property tax base to a replacement property anywhere in California and removing the restriction that the replacement property be of equal or lesser value.

The Long-running sellers' market for Marin real estate continues! It is relatively easy and quick to sell, but the process of buying can be longer and more difficult. That's because there's a shortage of inventory of homes for sale. This week, the MLS shows 469 listings for single family homes and condos. 204 of them, or 43%, are in contract. Currently,  45% of homes sold in November were on the market for 30 days or less, and an additional 35% sold in 60 days or less. That's a pretty fast-moving market!

This sale was near and dear to my heart because, as childhood neighbors, our families knew each other for over 50 years. You have been searching properties on the internet for months and now you are ready to jump in and start a serious search for your new home. The properties that fit your criteria and budget have various status notes on them that keep changing and some properties disappear from the searches all together. What does all this mean?

Most common Status

  •       Active
  •       Contingent – show
  •       Contingent – No show
  •       Pending
  •       Sold
  •       BOM – back on market

When a house is listed, the original status is ACTIVE. The status will remain active until the house receives offers and a contract is ratified or the house is pulled off the market.

Have you seen the purple meters scattered around downtown San Rafael?  The folks in yellow shirts are part of the Downtown Streets Team and the purple meters are part of Put Your Change To Work program, which is a way to discourage panhandling.  What?  Read on!

The Downtown Streets Team is an organization that believes that by having a job and being able to take care of ones’ own basic needs is the center piece to helping folks transition to a better life…and get them off the streets.

The Downtown Streets Team organization has changed lives in at least 6 bay area cities since 2007, and have been doing so in San Rafael, since 2013.
