Marin County Real Estate - How to Buy a House in Marin Today
Phew - I'll tell you, right now the market in Marin County is ON FIRE! Time after time I'm hearing agents talk about how their clients got out bid, multiple offers, pre-emptive offers and houses coming off the market before they've been on for a week. So, what does this mean to the home buyer looking in Marin right now? Be prepared!
Here's are the steps you can take to get into a home without 'feeling the pain' of the current seller's market in Marin.
1) Compromise. This is by far the best advice I can give you. Whether this is your first home or your tenth, be prepared to compromise. What exactly do I mean by compromise? At the moment Marin County homes are the highest median price in the state of California at +/- $780,000. There is a reason for this! People want to live here. They like the lifestyle. The schools are good. It's easy to get to San Francisco. There is nature everywhere and the weather is warm and tepid year round. Tahoe is 4 hours away and Stinson Beach is 45 mins away. So compromising means you likely will have to make choices that you wouldn't expect to be making.
2) I really should put this one first, but get your finances in order. Before you even go look at houses know what you spending power is. Knowing what your spending power is gives you choices. As well, you really need to understand the financial implications of your loan, how it affects your taxes and what the lender will require of you to get approved.
3) Go and look at house with your realtor (hopefully me). By going and looking at 5 houses with your realtor you'll hear about the local market for each house, the value of each house and will then be able to make logical comparable conclusions. This is also called understanding and knowing the market you want to purchase in.
4) When you find the house you REALLY want, do not hesitate to put your all your cards on the table (again with the advice of your realtor).
