With the first 6 months of 2010 behind us, I wanted to provide our clients, friends and  visitors with a mid-year Eichler real estate update for Marin County.

From January 1 - June 30th, a total of 25 Eichler homes have sold in Marin County. In the second quarter of this year, 12 Eichler homes were sold and I’m proud to say that I was personally responsible for more than 40% of all Eichler Home Sales in Marin during the second quarter of 2010 (representing either sellers or buyers).    Additionally, my Eichler listings sold for more than 99% of their original list price in just 32 days on average whereas Eichler homes that were not listed by me took more than twice as long to sell (80 days on average) and only sold for 96.1% of their original asking

Whenever people ask me, "How do you figure out what to do?", my first response is, "I don't really know, it's mostly intuitive at this point." I just assisted one of my buyer clients in the purchase of an Eichler home in Upper Lucas Valley.   Located at 100 Mt Whitney Court, this Eichler was originally listed for sale at $925,000 and I was pleased to assist my buyer in the purchase of the home for $850,000.

Built in 1963 and updated throughout, this 4 bedroom / 2 bathroom home was located on a large corner lot in Upper Lucas Valley.   Property features included an updated, contemporary kitchen with granite countertops & newer cabinetry, tile flooring, and a solar heating swimming pool & spa.   Additionally, the home featured a bonus room with fireplace and 2 car garage with a workroom.    Located in San Rafael's Dixie School District.

With Memorial Day Weekend behind us, we typically see an increase in the number of Eichler homes for sale in the San Francisco Bay Area and this year is no exception.

There are currently a total of 19 Eichler homes on the market in San Francisco & Marin County:

12 Eichlers for Sale in Marin County (priced between $719,000 - $899,000)

The first thing I thought about writing for this blog was a brief history of landscape design during the Mid-Century Modern period. Whenever I need to learn - or refresh my learning - about landscape design, I turn to Elizabeth Barlow Rogers' encyclopedic masterpiece, Landscape Design: A Cultural and Architectural History. If it isn't in there, it hasn't happened yet! And even though her website says it took her ten years to write, I secretly think it must have taken twenty - this book weighs a ton, and has over 500 pages of very dense text and hundreds of pictures. If you want to learn anything about landscape architecture, this is your textbook!

My Eichler listing at 794 Las Colindas Road just closed escrow today.  I was proud to represent the sellers of this charming Eichler in the Terra Linda North area of San Rafael which sold for $670,000 (just over the original asking price).

Built in 1955, this single-family home (3 Bedrooms / 2 Bathrooms, 1,513 sq ft) was loving maintained by its owners and showed pride of ownership both inside and out.   Property features included a remodeled kitchen & baths, new flooring, dual pane windows, updated roof, and newer hydronic boiler.   The property was also situated on a nice lot which was well landscaped and featured a relaxing  trellis covered patio.

With the first three months of 2010 behind us, I wanted to provide Eichler homeowners in Marin with a summary of the market for our homes during the first quarter of 2010.

For the first three months of the year, a total of 13 Eichler homes have sold in Marin County, all of them located in San Rafael.   The least expensive Eichler home sold for $495,000 and was a bank owned Eichler in the Terra Linda neighborhood.   The most expensive Eichler home sold for $1 Million and was located in Upper Lucas Valley.    Of the 13 Eichler sales during Q1, 2010, 6 of them were either bank owned or short sale transactions.

My Eichler listing located at 770 Pine Lane in San Rafael just closed escrow on Friday.  Listed and sold in just 1 day, the sale price for 770 Pine Ln was $766,000.  

This was an extensively updated and remodeled 3 Bedroom Eichler home located in Terra Linda which featured an updated kitchen, flooring, bathrooms, lighting, paint, contemporary LG mini-split heating system, foam roof, contemporary landscaping, and a specatular swimming pool.
