It may be a hot seller's market in Marin but how you prepare your home for sale will determine whether you get top dollar. When you first decide to sell, it's easy to identify the big things that need to be done such as cleaning or replacing carpet, refinishing hardwood floors, painting all or part of the interior of the house, freshening the landscaping and de-cluttering.  These items alone can seem daunting. Seller fatigue can quickly set in. When that happens, it's easy to miss the little details that make your home stand out from the competition....and there will be more competition as the spring and summer season get into full swing.

I was awakened from a deep sleep several nights ago to a phone call from my neighbor asking if there was a fire at our house.  She heard and then saw a big yellow fire truck sitting at the bottom of our hillside property with its engine idling and the sound of voices. There weren't any sirens or flashing lights.  I leaped out of bed, threw on a coat, slipped into my tennis shoes and ran out into the rain to see if there was smoke coming from our house.  Reassured that our house wasn't on fire, I walked our property in the dark looking for trees that might have toppled thinking that might be the reason for the fire truck.

I had the pleasure of representing the seller who lives in Sacramento.  He not only needed a realtor but someone who could act as a project manager to get 420 El Faisan Drive in San Rafael, a large and very desirable townhome ready to go on the market. The seller had purchased this townhome over 20 years ago and it was in fairly original condition.

Together with the seller's approval, I created a project plan, budget and coordinated and managed a team of service providers to do pre-sale inspections, remove the acoustic ceiling, paint, install new carpet and bathroom flooring, update the light fixtures, faucets, make repairs, clean and stage.


It took a little over a month to get 420 El Faisan ready to go on the market but when it was

I had the pleasure of representing the buyer whose life-long dream was to live on the water when he retired.  The timing wasn't quite right when I first showed him 16 Duxbury Cove in San Rafael before it came on the market.  He was still a year away from partial retirement and needed to sell his home where he had lived for 30 years.  As fate would have it, his circumstances changed which enabled him to seize the opportunity and buy 16 Duxbury Cove.  He is now decorating his new home and enjoying his beautiful waterfront setting.

Need a page turner for your holiday travels or an escape from too much holiday cheer?  Delicious by Ruth Reichl won't disappoint! You don't have to be a foodie or even like to cook to enjoy the way Ruth Reichl can weave a good tale with food as a backdrop to the story.

Timing is everything in real estate.  I represented the Trustee who was selling 95 Corte Mesa; a tenant occupied 3 bedroom, 2.5 bath townhome located in a small development in the outer Dominican neighborhood in San Rafael.  This townhome was renovated 3 years ago with a new kitchen, baths, fixtures, flooring and windows.  Even though selling a tenant occupied property is not ideal for the tenant or seller, sometimes it can't be helped. The tenant had a lease and hoped to continue renting for as long as possible.  Therefore, the trustee and I kept our focus on 1031 Exchange buyers who had limited time to find a replacement property. Our timing was pitch perfect. We found the ideal buyer very quickly.

Marin or bust!  It wasn't hard for my buyers to leave Tomball, TX but it was hard to say good-by to their labor of love, a Frank Lloyd Wright home they had restored over the past several years.  When I first started working with John and Mike, they told me what they enjoy most is finding a home in need of love and transforming it, leaving it in better condition than they found it. In other words, adding value.  They extend this same philosophy to their older pets that they have adopted.


We looked at many homes, mostly Eichlers in San Rafael, since the mid-century modern aesthetic is more their style.  However, they were drawn to living in Mill Valley so at the last minute, even though the photos weren't appealing, we decided to go see 1077

After an outpouring of interest and over 10 offers, 1 Neame sold for $750,000.  This Spanish Style Bungalow with loads of character captured the imagination of many prospective buyers. Located in the West End Neighborhood of San Rafael on a street with beautiful Mediterranean and Spanish style homes, 1 Neame had been neglected for many years.  It needed a buyer with the vision, experience and wherewithal to renovate and bring it back to its original glory.  We found such a buyer and the neighbors are thrilled. It will be interesting to watch the transformation by the new owner and I expect to see it come back on the market with even more interest once it's finished.

I was shocked to read in my newest Sunset Magazine that they are relocating from their beautiful and iconic Menlo Park headquarters of 60 years to Jack London Square in Oakland.  It's been over 20 years since I visited the Sunset campus in Menlo Park but I remember they had the most amazing and tranquil setting, abundant and colorful test gardens, an innovative test kitchen, and architecturally interesting and unique buildings.  It was a very cool place and a place you would dream of working.
