I had the pleasure of representing the seller, a long-time friend, who is retiring and making a major life change by moving to the East Coast.  Talk about a seller who had crossed all the t's and dotted all of the i's, my client had meticulous records of all of the work and improvements she had made to the house.  She even went the extra mile on all of the presale inspections to insure a smooth transaction.  Her hard work and dilligence paid off when the right buyer came along.

Located on one of the most sought after streets in the flats of Greenbrae, 26 Bretano Way, a 4 bedroom, 2 bath home, came on the market and immediately garnered lots of attention from prospective buyers.  It had been lovingly maintained by the same owner for over 50 years and was ready for the next iteration and a new buyer with a vision for making this their family home.  We had multiple offers and the winning offer was a young family whose parents live nearby.

I worked closely with the trustee to prepare his mother's home to get top dollar.  The location was primo but the home needed refreshing. I created a project plan coordinated the work that included new landscaping for the front yard, removing rocks and Junipers that blocked the

I had the pleasure of representing the buyers on the purchase of 1013 Margaret Court located in the very desirable Hillside Park condos in Novato.  After looking at a number of condos in Southern Novato, the Margaret Court condo with 3 bedrooms, 2.5 baths, one car garage and lovely outdoor patio and privacy was a standout.  This is the third transaction within several months for my clients who recently retired, sold their Corte Madera home and bought a new home in Novato.  Margaret Court, a great investment, will provide income for their retirement years.  It sold for $629,000.

I had the pleasure of representing the buyers on the purchase of their "retirement" home at 5 Pacific Drive in Novato.  Built in 1995, this Southern Novato home features 5 bedrooms, 3 baths, soaring ceilings, beautifully remodeled kitchen and a mezzanine addition perfect for a pool table. This home offers the location they wanted and the outdoor space and privacy they desired for gardening and entertaining. After a year-long search, my clients found the perfect home, a home that enabled them to take advantage of Prop. 60.  Their home of 30+ years in Corte Madera where they raised their family just came on the market today.

Voters approved Proposition 60 and 90 in the late 1980's giving homeowners older than 55 a one-time property tax break when they sell their primary residence and buy a replacement property of equal or lesser value. The California Association of Realtors (CAR) sponsored legislation that would have extended this tax break to Seniors who buy a more expensive home. The thinking behind this Bill, which didn't make it out of the Appropriations Committee, is that many times Seniors have to spend more money to downsize to a newer home or one with a more age-friendly floor plan. This prevents many empty nesters from selling big homes they no longer need or want because they can't afford to take on a higher property tax bill.  If they were able to move, it

paul-jensen-3_196_02 The West End Neighborhood Association held its annual meeting this past week.  Paul Jensen, Director of Community Development for the City of San Rafael was the guest speaker.  He updated West End neighbors on a variety of development projects and activities currently underway. Some highlights from the meeting include:

Ace Hardware is coming to the West End - Although it may be a month or two, an Ace Hardware Store will be opening up in what was formerly Yardbirds Plant Nursery.  The space has been sitting vacant for over 5+ years since Home Depot bought out Yardbirds Hardware and Lumber.  I can already hear cheers from the surrounding neighborhoods.  We have all missed Yardbirds and the convenience of a nearby hardware store. It will be a welcome
