 My daily walks usually take me through Downtown San Anselmo at some point along the way. And for a while now, there have been obvious signs of construction at 429 San Anselmo Ave., just next door to Ludwigs Fine Wine and Spirits. But with the windows covered, it has been difficult to divine what was being brought to life---- until about a week ago.  The door was open; there were shelves, containers, counters, and workmen putting on finishing touches under the direction of a young woman, Claire Bradley, who is one of the owners. Buck Minitch, the owner of San Anselmo's True North Pub and Grill is very close to completing the work on his current Downtown restaurant project, Crossroads Barbeque and Deli, which has been taking shape for the last couple of months in the space formerly occupied by Bubbas. Crossroads will feature takeout specialties: Roast chicken; Barbeque; Fresh Salads; Sandwiches; Snacks; Fruit; Smoothies; Juices; Tea, and more. Crossroads will also feature and sell artwork from San Anselmo's Artist Within . Watch for this new venue to open soon (possibly by July 4th!) and plan to check it out; it's worth a trip to San Anselmo!

The San Anselmo Marin County Farm Stand opened on May 22 for its annual season, which will run through late October. Open every Friday, rain or shine, from 11am to 7:30pm, the market is located on the lawn in front of the Town Hall, and features delicious fresh, local, organic produce from places like Star Route Farm, Brickmaiden Breads, McEvoy(olive oil), and many others. For the first time this year, natural grass-fed beef, pork, lamb, and wild line-caught seafood will also be available. Owner, Jim Baum is helpful, friendly, and knowledgeable. Stop by and see him! In his effort to Preserve and Present new dining options in Downtown San Anselmo, Buck Minitch, the entrepreneur  behind the resurrection and transformation of LoCocos to True North and Bubba's to Crossroads, has taken over the management of Cucina. A longtime fixture in the heart of Downtown, Cucina will soon have a new name and present exciting new dining options. The new Bridge Place Bistro will be billed as a "New World Kitchen", offering artisan dishes and fresh food, freshly made.  A separate wine lounge is planned,there will be attractive new dining options like "Brunch on the Bridge", and for late-night diners, an extended closing time of midnight is planned. In our most recent post, we reported on the transformation of Lo Coco's  Pizza into True North Pub and Grill, and the evolving vision of the new owner, Buck Minitch in his quest to carve out a niche for himself and provide exciting, interesting, and affordable food options in San Anselmo. Buck has plans for several more restaurants as he aims to attract more diners and shoppers to the heart of town and help to promote and preserve the vitality of the business district.

I used to love LoCoco's Pizza in downtown San Anselmo, went there for years, and enjoyed talking to Mr. LoCoco on every visit. I ate breakfast at Bubba's and celebrated special occasions at Cucina. But nothing lasts forever and the only thing that is guaranteed is change. LoCoco's was sold several years ago, and the new owners struggled. Even though the food was  excellent, they couldn't make a go of it. Enter Buck Minitch, a young man with a lot of energy, a passion for the restaurant business, a commitment to San Anselmo, and an attitude of flexibility. Georgi & Willow, located at 649 San Anselmo Ave. in San Anselmo is a Boutique branch of Goodwill Industries, featuring higher-end, designer, and popular brands and styles for bargain prices.

Recently found there: 2 Armani Exchange shirts for $15 each; a pair of Prada loafers for $10 (needed a small repair) and a new-looking Puma windbreaker for $20.

Georgi & Willow identifies itself on its website as "a 100% nonprofit resale boutique where your purchase has a purpose", noting that the proceeds from the store's sales "support the mission of Goodwill Industries----helping put local people in need back to work" The characters, Georgi and Willow, are fictional, but the imaginative folks at Goodwill have invented a fanciful backstory

You've been shopping for a new home.

You found one that you love, made an offer, and you just found out it's been accepted! Congratulations!

Now you have a certain amount of time (your contingency period) to make inspections and negotiate about any necessary repairs that weren't disclosed in advance.

Inspections are not inexpensive, so it is tempting to try to minimize them, especially if the Seller has provided one or more inspection reports. This can be a huge mistake.
