It is my pleasure to assist clients with real estate purchases and sales throughout Marin County and adjoining areas but, as a resident of San Anselmo (only a block or so from Downtown), my particular interest is in this very special area of Marin. I often write about restaurants or local events, but today, since we are in the midst of the spring selling season, wanted to follow up on last month's report on San Anselmo home prices.

Our previous report focused on the first four months of 2016, noting that 37 Single Family Residences (SFR) and 3 Condos sold during the period. Let's take a look at the similarities and differences. When we compare statistics from the first 29 Days of May, we see that 13 SFR's and 1 Condo sold during the period.

People ask all the time "How's the Market?", and for the past couple of years, the answer has been "Very active, with many buyers competing for a limited number of properties". Just to give readers an idea of what this means, I took a closer look at the San Anselmo sales statistics for the first four months of the year, and compared them to the same period in 2015.

First, the market for housing in both periods was predominantly Single Family Residences (SFR). This year, 34 SFR's sold in the 1st 4 months of the year vs. only 2 Condos. Last year the numbers were 37 SFR's and 3 Condos. Looking at the prices, I found the following:

Average Sold Price $1,174,276 or about 1.9% over asking

Near my home in San Anselmo, at 101 San Anselmo Avenue, is the burgeoning success story of MH Bread & Butter, the dream child of owner Nathan Yanko and his wife Devon. Formerly a master baker at the famed Tartine Bakery in San Francisco, Nathan wanted to open a cafe that would feature fresh, healthy food at reasonable prices. The inspiration (and ultimately, the name!)  came from his great, great grandfather, Maximillian Hirtreiter, a German immigrant who settled in New York City, opened the famous MJ Hirtreiter Patisserie, and later married and raised a large family with his childhood sweetheart, who came to New York to meet him after he became established.

The secret to success in this market? Never give up! Ignore the odds and focus on the desired results. To the present and future delight of those who had for years made it their favorite neighborhood Italian restaurant, as well as legions of the as yet uninitiated, Cucina has re-opened under the original management of Donna Seymour, but with a new twist. Longtime client, Kevin Hansmeyer, has joined the management/ownerhip team. Donna and Kevin now work side by side to provide diners with enjoyable, authentic, and delicious meals that will keep them coming back and telling their friends too!

Apparently, the former owner of Cucina has taken the space back over, is remodeling, and intends to open for business sometime in December. On a recent walk, I saw the following two notices in the window, indicating San Anselmo may soon regain one of its longstanding, popular, and much-loved restaurants. A lot of folks I've spoken with are looking forward to the opening. I'll be there too!

Walking by True North, I saw that it is apparently closed and this notice is in the window. No word as yet from the owners as to what the new project might involve, but we wish them the best in their endeavors.

Suddenly, it's November 1st and the Holidays are just ahead. With the local real estate market traditionally cooling off between Thanksgiving and mid-January, the temptation is for buyers to take a hiatus from their searches and for sellers to take their homes off the market until things pick up again, and this is just what a lot of buyers and sellers will do. But those buyers and sellers will miss out on the opportunities in the Holiday market. People who need to buy and sell homes will stay in the market and take advantage of the reduced competition. It could be the best time to buy or sell real estate, so if you're serious, hang in there during the Holidays. It may be your lucky time!

Since we announced that Cucina would close and be replaced by an artisan pizza restaurant, we have been keeping an eye on the space and noticing the steady progress.  On my daily walk late last week, I found the door to the former Cucina open, with a fire blazing in the brick pizza oven. The new Bridge Place Pizza was open for a trial run, with several satisfied-looking diners enjoying their meals. While I took photos, they continued eating their pizzas! Tonight, again, it is open for the convenience of families attending the last Friday night Picnic on The Plaza of this summer season (just across the street), and anyone else who is fortunate enough to be in the area.
