Last month, we wrote about the old Royal Sweet Bakery building at 625 San Anselmo Avenue in Downtown San Anselmo. The new owners, Josh and Ashley Petersen,  have exciting plans to remodel the space and develop a concept restaurant featuring rooftop terrace dining and an interior courtyard. Josh and Ashley hosted an open house at the location on February 12 to answer residents' questions, just prior to the Planning Commission meeting where their proposal was presented. We are happy to hear that the project was approved! Recently, we sat down with Josh to talk about the plans.

As San Anselmo residents, Josh and Ashley were looking for a way to "create a gathering place" and contribute to the vitality of the Downtown area. They purchased the

The new owners of the old Royal Sweet Bakery building at 625 San Anselmo Avenue have exciting plans for a concept restaurant that proposes rooftop dining in Downtown San Anselmo. Josh and Ashley Petersen will host an open house at the location on Monday, February 12, at 6pm. They will be on hand to discuss and explain their plans for an hour, just before the Planning Commission meeting, where their application is scheduled to be discussed. Please come by to meet them and ask questions. Then plan to attend the Commission meeting to support their proposal, which would add an unique, enjoyable restaurant choice to the Downtown area, and attract shoppers to the other retail outlets nearby.

In the near future, we will sit down with the Petersens to get

Monday, December 11 is the last day to pay the first installment of the 2017-18 property taxes. Payments after that date will incur a penalty. Property owners can pay in person at the Marin County Tax Collector's office which is located at Civic Center, room 202, in San Rafael. Alternatively, payment can be mailed to Marin County Tax Collector, PO Box 4220, San Rafael, CA 94913-4220 but must be postmarked by the 11th. It would be wise to get a postal receipt such as proof of mailing, or certified.  Another option is to pay online at www.marincounty.org/taxbillonline . You'll need your parcel number when you do this. Finally, you can pay by phone at 1-800-985-7277 utilizing your tax bill number. Credit card payments are an option but incur an

The Long-running sellers' market for Marin real estate continues! It is relatively easy and quick to sell, but the process of buying can be longer and more difficult. That's because there's a shortage of inventory of homes for sale. This week, the MLS shows 469 listings for single family homes and condos. 204 of them, or 43%, are in contract. Currently,  45% of homes sold in November were on the market for 30 days or less, and an additional 35% sold in 60 days or less. That's a pretty fast-moving market!

If you're moving and have a home to sell, there are choices to make. The easiest way to go, by far, is to buy first, get your new home ready, then move and sell your current home vacant and staged. So, if you have plenty of funds to buy your new home

I represented the buyers in the purchase of this this remodeled, vintage, 4 bedroom, 3 bath home on a street-to-street lot in the desirable Santa Margarita section of San Rafael.  In a fantastic commute location, close to both Downtown San Rafael and San Anselmo, its amenities include hardwood floors, a chef's kitchen, and a beautiful garden for entertaining or just enjoying days at home. My clients are delighted with their new home, which they were able to find and purchase in under 60 days in this very competitive market, after successfully competing against multiple-offers.

For strategies that work for buyers and buyers and sellers the current Marin County housing market, please check with me.  I'm looking forward to hearing from you.

September, with its 2.7 month supply of housing inventory, briefly offered us some hope of easing the shortage of homes for sale in Marin County. But October's final tally finds us back at a 1.7 month supply of homes in the Marin County housing market, continuing the shortage we have been used to seeing for quite some time now.

Number of Days on Market remained fairly stable, at 51 days for October, vs. 49 days in October of 2015, but new listings during the month were only 120 compared to 170 last year in the period, a 30% decrease. Sales prices were, on average, 100% of the list price at the time the transaction went into contract, and 98% of original list price, recognizing the fact that some listings had price reductions during the

Just 3 months ago, on June 10th, Kris and Bob Galmarini opened their first brick and mortar store at 641 San Anselmo Avenue, in the middle of downtown. It was the physical expression of their desire to share their art and their dreams through a line of lifestyled clothing and gear designed and made by and for real people, kids, and families. The Brand, Neve and Hawk, named for the Galmarinis' two children Neve (age 9) and Hawk (5), had been selling well online for several years with a nationwide clientele, including wholesale orders to over 50 stores; in fact, only about 3 percent of sales have come from California!

The Galmarinis arrived in Marin about 3 years ago from South Carolina, initially living in Larkspur, but finding themselves drawn to and

For the month of July, Active Listings are up 9% over the same period last year, but pending sales are down 19% on a year-to-year basis. July's new listings were Down 26% from July of 2015 and also down 25% from June of 2016.

Currently, there is only a 1.8 month supply of available housing inventory on the market, up marginally from 1.7 months in April, May, and June.

There were 285 new listings in July, 10 more than in july of last year, and 159 homes sold during the month, down 14% from 185 in July of 2015.

Average days on market (DOM) have crept up from 39 last year to the current level of 49, not quite as quick, but still not bad!

The ratio of sales price to list price in July was 100%, meaning that, on average, homes sold at the list
