Another happy client!  Hard to tell about this house from the picture but it's in the coveted 'walking to Bacich Elementary School' neighborhood of Kentfield.  My clients had been looking for a year and settled on this lovely 1/4 acre flat lot with a mid-century modern 4 bedroom 3 bathroom home sporting a pool, sandbox and very private lot.

Just Sold!  A fantastic Montauk style beach house perched on the tip of the ridge between San Anselmo and Terra Linda with views stretching across the San Pablo Bay.  My clients got a SCREAMEN deal on this house and are very excited to be migrating from blustery New York to warm Marin County.  This house boasted 4+ bedrooms, a game room, pool, a seperate guest cottage with bath and a half acre.  Because of the circumstances of the seller, this transaction required patience, skill, expectation management and compromise.  I'm proud that my hard work and patience helped my clients (and friends) transition to their new life of outdoor activities, marin county lifestyle and slowing down from NY time to CA time.  Congratualtions!

One more happy client!  This client decided she wanted the lifestyle of Sausalito  -views, walking, the ferry, proximity to SFO, to mention a few.  Sausalito is filled with many expensive properties with beautiful views, so finding her a home under $1,000,000 was a challenge, she didn't want a condo.  When this little gem came on the market I knew it had everything she wanted and then some.  509 Litho Street sits just above Caledonia Ave.  Litho Street is actually a staircase, but as some point in time a shared driveway was installed for a series of duplexes.  Over the years the duplexes have been turned into homes.  509 Litho is at the end of the driveway, very private, has a beautiful view of Angel Island, two bedrooms and two baths.  I…

Phew - I'll tell you, right now the market in Marin County is ON FIRE!  Time after time I'm hearing agents talk about how their clients got out bid, multiple offers, pre-emptive offers and houses coming off the market before they've been on for a week.  So, what does this mean to the home buyer looking in Marin right now?  Be prepared!

Kentfield Real Estate - Living in Kentfield is Fun

I've been a 7 year resident of Kentfield and enjoy Kentfields' ammenities on a daily basis.  Here they are and I hope you enjoy them. 

1) The Corte Madera Creek Path - this path starts in downtown Ross and heads East all the way to the Ferry.  It boarders boths sides of the creek in Kentfield and Larkspur.  At the end of the path nearest to the Ferry is the Marin Rowing Club.

2) The Woodlands Market - if you're a foody, you'll love the Woodlands Markert.  They have daily fresh fruits and vegetables, a deli with prepared gourmet hot and cold meals, a coffee bar, a sandwich bar and a butcher.

Marin County Real Estate Sales for the year 2012

2012 was a good year for real estate sales in Marin County.  According to the Marin County Assesor and as of November 30th there were a total of 2358 single famly homes (condos and houses) sold with a median price of 700,000 (December data is not posted yet).  Compare this to the year 2011 when there was a total of 2612 with a median price of $630,000. Here's a chart:

Marin Real Estate Update: The Bottom of The Market Was Last Year

If you've been thinking about buying a home I know you've been wondering if we've surpassed the bottom of the market.  Last year during the holidays the Marin County real estate market was flooded with foreclosures, short sales and over priced properties.  You couldn't sell the kitchen sink for $25!  And frankly, most buyers were scared they would be over paying for their home. 

This year however, the Marin County real estate market has ticked upward every month. The median price has increased and the days on market are declining. Coupled with low interest rates, low inventory, lots of buyers and there you have it, the market seemed to bottom out around December 2011/January 2012.

A snow advisory is expected in downtown San Rafael the weekend of November 23 and 24 at the annual Parade of Lights and Winter Wonderland holiday celebration. There will be a Parade of Lights and Winter Wonderland, a Holiday Marketplace, arts and crafts, live entertainment, children's activities, a Tree Lighting Ceremony, and SNOW.

My clients were looking for a large but inexpensive home in Novato.  2171 Center Road has 4 bedrooms, 2.5 baths a large lot and an extra building on the lot.  There's lots of room for remodeling, but overall the house was a great deal for my clients and their needs.
