So how do you navigate this crazy market and still end up with a house you want for the price you want? Uh hem... it would probably be best for you to change your perspective. If you're looking to buy a house now and you've got the mentality that your buying in a buyers market, you'll add frustration and a lot of time to your search. I just sold a great little condo at 177 Canal Street #23, San Rafael for $105,000. It
was a bank owned property.
This little gem of a unit is located at the end of the complex on the third floor
(the highest floor). It has peek-a-boo views of the canal. The complex is well
kept and many of the HOA board members had a vested interest in keeping up the
property. The HOA is in sound financial condition! There's a pool, laundry
rooms on each floor, a storage unit for each unit, a newly paved driveway, almost
new roof! The landscaping is well manicured and there weren't any upcoming special assessments. The dues

With historically low interest rates, and real estate down to 2002 prices why on earth would there be multiple offers on a property?
Every Wednesday and Thursday I tour the inventory of new houses on the market in Marin County. Last week, the water cooler conversation among the realtors touring houses was how tight the market is in Marin County. I kept over hearing conversations about multiple offers (across all price points), pre-emptive offers and listing agents holding off offers until the house has had enough exposure.

One of the most common questions I get when folks are looking to buy real estate in Marin County is where do I go out for dinner with the kids? I live in the Ross Valley area and become and expert in the local family friendly restaurants that are a 10 minute drive from my house. You know, the ones with the crayons and kids menus? In Larkspur I love The Yankee Pier. Great sustainable seafood, a great wine list and a great kids menu with kids favorites like fish and chips. In Greenbrae I like the Wipeout Bar and Grill. There is outdoor seating, 3 (off the top of my head) large (and I mean large) screen TVs, a full bar and a simple inexpensive menu suitable for kids and adults. Great idea. Being a Kentfield School District (KSD) parent I thought I might blog about my experience with the schools and why I like living in Kentfield.
A little background. I moved here on a whim. Well, not entirely. I picked Kentfield because my son (now in 5th grade at Kent Middle School) was nearing the first day of Kindergarten and I like to hike. As it happens Kentfield has a great school district and a number of local hiking trails on Mount Tamalpais.
The Kentfield School District is comprised of two schools, Bacich Elementary and Kent Middle School. Bacich Elementary serves children from K-4th grade and Kent Middle School serves children from 5th -8th grade.
