Here are five reasons listing your home for sale this spring makes sense.

1. Demand Is Strong

The latest Buyer Traffic Report from the National Association of Realtors (NAR) shows that buyer demand remains very strong throughout the vast majority of the country. These buyers are ready, willing and able to purchase…and are in the market right now! More often than not, multiple buyers are competing with each other to buy a home.

Take advantage of the buyer activity currently in the market.

2. There Is Less Competition Now

Housing inventory has declined year over year for the last 32 months and is still under the 6-month supply needed for a normal housing market. This means that, in the majority of the country, there are not enough homes for

7 Factors to Consider When Choosing A Home to Retire In | MyKCM

As more and more baby boomers enter retirement age, the question of whether or not to sell their homes and move will become a hot topic. In today’s housing market climate, with low available inventory in the starter and trade-up home categories, it makes sense to evaluate your home’s ability to adapt to your needs in retirement.

According to the National Association of Exclusive Buyers Agents (NAEBA), there are 7 factors that you should consider when choosing your retirement home.

1. Affordability

“It may be easy enough to purchase your home today but think long-term about your monthly costs. Account for property taxes, insurance, HOA fees, utilities – all the things that will be due whether or not you have a mortgage on the property.”

Housing Market Expected To

Just like our clocks this weekend in the majority of the country, the housing market will soon “spring forward!” Similar to tension in a spring, the lack of inventory available for sale in the market right now is what is holding back the market.

Many potential sellers believe that waiting until Spring is in their best interest, and traditionally they would have been right.

Buyer demand has seasonality to it, which usually falls off in the winter months, especially in areas of the country impacted by arctic temperatures and conditions.

That hasn’t happened this year.

Demand for housing has remained strong as mortgage rates have remained near historic lows. Even with the recent increase in rates, buyers are still able to lock in an

Unlocking inventory, increasing the number homes for sale and creating more homeownership opportunity for younger buyers is the goal behind the California Association of Realtors (C.A.R.) 2018 Property Tax Portability Initiative. Realtors throughout California are collecting signatures to get this Initiative on the November 2018 ballot. It's my understanding that the Initiative is supposed to remove the barriers that keep Seniors 55 and older from selling their homes.  That would mean allowing Seniors to carry their property tax base to a replacement property anywhere in California and removing the restriction that the replacement property be of equal or lesser value.

Here’s the story behind this initiative. Seniors throughout California (Marin has

Cute as a bug!  I had the pleasure of representing the seller, a long-time repeat client, on the sale of her remodeled 1 bedroom, 1 bath light filled condo on the ground level in Terra Linda. There is a wall of windows east facing for morning sun across the front with a sliding glass door that opens to a nice size patio. The kitchen opens into the living room and has been stylishly remodeled with creamy white cabinets, tiled backsplash in brown tones and stainless steel appliances. There are engineered wood floors throughout except for carpet in the bedroom. The bathroom features a large walk-in shower, new vanity with higher-end faucets and fixtures from Restoration Hardware. A fabulous closet organizing system has been installed in a closet that

I had the pleasure of representing the sellers, who have been long-time business owners in San Rafael. At the end of December, they decided to embark on a new phase in their life and in January made a trip to Southern Oregon where they found the perfect home. Everything happened more quickly than they expected.

Fortunately, their 4 bed/2.5 bath home in the rural Black Point neighborhood of Novato was in beautiful showing condition and ready to go on the market. Timing is everything. My clients were ahead of the spring market when there was every little inventory and the buyers, a young family, were decisive and ready to go. It worked out beautifully for everyone.

If you are ready to retire and thinking about relocating to Southern Oregon or

Latest NAR Data Shows Now Is a Great Time to Sell! | MyKCM

We all realize that the best time to sell anything is when demand for that item is high, and the supply of that item is limited. Two major reports released by the National Association of Realtors (NAR) revealed information that suggests that now is a great time to sell your house.

Let’s look at the data covered in the latest REALTORS® Confidence Index and Existing Home Sales Report.

REALTORS® CONFIDENCE INDEX

Every month, NAR surveys “over 50,000 real estate practitioners about their expectations for home sales, prices and market conditions.” This month, the index showed (again) that homebuying demand continued to outpace the supply of homes available in January.

The map below illustrates buyer demand broken down by state (the darker your
