Rising Interest Rates Have Not Dampened Demand | MyKCM

Since the beginning of the year, mortgage interest rates have risen over a half of a percentage point (from 3.95% to 4.52%), according to Freddie Mac. Even a small rise in interest rates can greatly impact a buyer’s monthly mortgage payment.

First American recently released the results of their quarterly Real Estate Sentiment Index (RESI), in which they surveyed title and real estate agents across the country about the impact of rising rates on first-time homebuyers.

Real estate professionals around the country have not noticed a slowdown in demand for housing among young buyers; nearly 93% of all first-time homebuyers last quarter were between the ages of 21-35, with the largest share of buyers (51%) coming from those ages 26-30.

955 Bolinas Road Fairfax CA 94930 - Love at First Sight!

955 Bolinas Road Fairfax CA 94930 Sold

Buying a house is extremely personal for most people. There are so many features to consider. City, location/neighborhood, view vs no view, walk to town, garage vs carport, and all of the specific house details. My advice to buyer clients is do not try to force yourself into thinking a house is THE ONE. You have to feel that it's right and then make sure it has all the particulars that are important to you. Once in awhile the house and buyer are a perfect match - love at first sight!

Buying This Summer? Be Prepared for Bidding Wars | MyKCM

Summer is traditionally a busy season for real estate. Buyers come out in force and homeowners list their houses for sale hoping to capitalize on those buyers who are looking to purchase before the new school year. This year will be no different!

Buyers have already been out in force looking for their dream homes and more are on their way. The challenge is that the inventory of homes for sale has not kept up with demand, which has led to A LOT of competition for the homes that are available.

A recent article by the National Association of Realtors touched on the current market conditions:

“Realtors® in areas with strong job markets report that consumer frustration is rising. Home shoppers are increasingly struggling to find an affordable

What is a Preliminary Title Report?

A preliminary title report is issued prior to the transfer of title and details the conditions in which the title company will issue a title insurance policy.

 Real Estate Questions

Listing agents typically pre-open escrow so they can include a preliminary title report with the disclosure packet and see if there are any issues with the title that need to be cleared up.

A preliminary title report sets forth various details about a piece of real estate, including:

  • Ownership;
  • Liens and encumbrances; including property taxes paid and owed
  • Easements.

The preliminary title search gathers the information from the county assessors office that the property is located in.

How A Lack of Inventory Impacts the Housing Market | MyKCM

The housing crisis is finally in the rear-view mirror as the real estate market moves down the road to a complete recovery. Home values are up, home sales are up, and distressed sales (foreclosures and short sales) have fallen to their lowest points in years. The market will continue to strengthen in 2018.

However, there is one thing that may cause the industry to tap the brakes: a lack of housing inventory. Buyer demand naturally increases during the summer months, but supply is not keeping up.

Here are the thoughts of a few industry experts on the subject:

Lawrence Yun, Chief Economist at National Association of Realtors

“The worsening inventory crunch through the first three months of the year inflicted even more upward pressure on

227 San Carlos Avenue Sausalito CA 94965 - Dream Home!

227 San Carlos View

The transfer of real property is so much more than one party selling a home and one party buying a home. It's the single biggest purchase most people will ever make and one I am always grateful and humbled to be a part of. As realtors we literally participate in making peoples dreams come true. Turns out buying 227 San Carlos, for my client, was a dream fulfilled.
