If You Are Thinking of Selling? You Must Act NOW! | MyKCM

If you thought about selling your house this year, now more than ever may be the time to do it! The inventory of homes for sale is well below historic norms and buyer demand is skyrocketing. We were still in high school when we learned about the concept of supply and demand, so we understand that the best time to sell something is when the supply of that item is low and demand for that item is high. That defines today’s real estate market.

Lawrence Yun, Chief Economist at the National Association of Realtors, recently commented:

Contract signings inched backward once again last month, as declines in the South and West weighed down on overall activity.”

Yun goes on to say:

The reason sales are falling off last year’s pace is that

Are Homebuyers Starting to Hit the ‘Pause’ Button? | MyKCM

For the last several years, buyer demand has far exceeded the housing supply available for sale. This low supply and high demand have led to home prices appreciating by an average of 6.2% annually since 2012.

With this being said, three of the four major reports used to measure buyer activity have revealed that purchasing demand may be softening. Here are the four indices, how they measure demand (methodology), what their latest reports said, and a quick synopsis of the report.

I had the pleasure of representing the buyer on the purchase of a “view home” in the Marin Country Club Neighborhood in Novato. Situated at the top of a long, private driveway, 66 Capilano Drive, has panoramic views of the golf course and surrounding hills. The kitchen features a floor to ceiling greenhouse window and the living room has sliding glass doors along the one wall opening to the view. Built in the late 1970’s, this home has a great floor plan and features 2 beds, 2 baths, a big open loft ideal for an office.  There are decks off each room.

I also want to give a shout-out to the listing agent who is a seasoned professional and was a pleasure to work with. Working  together, we were able to create a win-win for both buyer and seller.

Homebuyers Willing to Sacrifice ‘Must-Haves’ in Favor of Good School Districts | MyKCM

It should come as no surprise that buying a home in a good school district is important to homebuyers. According to a report from Realtor.com, 86% of 18-34 year-olds and 84% of those aged 35-54 indicated that their home search areas were defined by school district boundaries.

What is surprising, however, is that 78% of recent homebuyers sacrificed features from their “must-have” lists in order to find homes within their dream school districts.

The top feature sacrificed was a garage at 19%, followed closely by a large backyard, an updated kitchen, the desired number of bedrooms, and an outdoor living area. The full results are shown in the graph below.

The sums of money changing hands in residential real estate transactions are considerable, often hundreds of thousands of dollars, and sometimes more. The preferred method of moving funds is the wire transfer; it's fast, and up until recently is has been secure and reliable. In an active real estate market like ours in Marin County, there can be several thousand such transfers every year. Nationwide, these regular transactions of large amounts of cash have attracted the attention of some very sophisticated criminals who have found a way to hijack communications between title/escrow companies, real estate agents, and their clients. These thieves intercept the emails, alter the wiring instructions, and then pass them on, hoping the alterations, which

Lack of Listings Slowing Down the Market | MyKCM

As the real estate market continues to move down the road to a complete recovery, we see home values and home sales increasing while distressed sales (foreclosures and short sales) continue to fall to their lowest points in years. There is no doubt that the housing market will continue to strengthen throughout 2018.

However, there is one thing that may cause the industry to tap the brakes: a lack of housing inventory!

Here’s what a few industry experts have to say about the current inventory crisis:

Lawrence Yun, Chief Economist for the National Association of Realtors

“Inventory coming onto the market during this year’s spring buying season…was not even close to being enough to satisfy demand, that is why home prices keep outpacing
