Children Now, a bipartisan, nationally recognized children's advocacy group, just released its newest report on the health and education status of California's children.  Not surprisingly, Marin County ranks #1 overall, maintaining the distinction of being 'tops' when it comes to the overall health and well being of Marin families and children.  In the 2008 State of the State's Children report, Marin County is recognized as the number 1 county in California in all but 4 of 31 categories covering the health and education of children throughout the state.

According to the new study, elementary school children attending schools in Marin County ranked higher than students in any other county in California, consistently meeting or exceeding state standards.

I just received this months issue of Atomic Ranch Magazine (Winter 2007) and was excited to see that we were once again recognized by another publication and its readership as a valuable resource for modern and mid-century modern homes.    This mention follows our coverage in last month's issue of Alaska Airlines In-flight Magazine which did a wonderful story on the renaissance of West Coast mid-century modern homes.

The Marin Board of Supervisors has, at long last, adopted a much-anticipated blueprint for managed development in unincorporated areas of Marin County.  In an effort to accomplish sustainable growth, the plan calls for preservation of the natural environment, compromise in proposed construction projects, and includes eco-friendly requirements for new development within the county.

Seven years in the making, this plan is not without controversy. A tax benefit that often slips through the cracks when buying a new home is the Homeowner’s Exemption.  The California Constitution provides for a tax exemption of up to $7000 of the assessed value on property that is occupied as the owner’s principal place of residence.  Surprisingly this bit of tax relief often gets lost in the shuffle when buying a new home, resulting in too many Marin County homeowners overpaying their property taxes.

The tables are turning in the North Bay real estate world.  Recently I have witnessed a significant increase in the number of price reduction while perusing the Marin County MLS for my home buyer and seller clients.    With this in mind, I decided to take a quick look back to see exactly how many price reductions there have been since the begining of October, 2007.  

Month to date, there have been a total of 377 homes that have had price reductions and only 282 new properties that have come on the market.  What does this all mean?
