I had the pleasure of representing the seller who lives in Sacramento. He not only needed a realtor but someone who could act as a project manager to get 420 El Faisan Drive in San Rafael, a large and very desirable townhome ready to go on the market. The seller had purchased this townhome over 20 years ago and it was in fairly original condition.
Together with the seller's approval, I created a project plan, budget and coordinated and managed a team of service providers to do pre-sale inspections, remove the acoustic ceiling, paint, install new carpet and bathroom flooring, update the light fixtures, faucets, make repairs, clean and stage.
It took a little over a month to get 420 El Faisan ready to go on the market but when it was ready, it showed beautifully. It is an end unit, with over 1800 sq. ft., 2 bedrooms, 2 baths, a bonus room, large 2-car attached garage and a wall of windows across the front with beautiful views to the hills.
When preparing a home for sale, especially one in relatively original condition, it is important to know what is essential to attract buyers and to get the best return on your investment. 420 El Faisan sold for 106% of the list price or for $713,000 which made the seller very happy.
