I'm pleased to announce another closed sale: 3106 Turk Boulevard in San Francisco! This deal closed escrow last Friday after being on the market for a total of 67 days.
3106 Turk is a single family home in the Lone Mountain area of the city. It had been in the same family since the 1950's when it was built and although it needed some updating, it was wonderfully maintained & sparking clean. Features included a bright living/dining room with parquet floors, a fireplace, three bedrooms and two bathrooms on the main level and a bonus room & half bath on the lower level, plus garage & fenced backyard.
Getting A Property Ready For The Market
I represented the sellers and this was a fun project for me because we had quite a bit of preparation to do before putting it on the market. At our initial meeting, the sellers told me that they were from out-of-the-area and therefore wanted an agent who would assist them with all of the project management details involved in preparing the house. This is my specialty! I love getting the houses ready to sell and have a great network of service providers including painters, floor refinishers, carpenters, cleaners, window washers, etc.
It took about six weeks to prepare the property. Once it was ready, I hired a professional photographer to take photos and I created a custom full-color marketing brochure. The original asking price was $899,000 and we had a few inquiries but no acceptable offers. We then decided to lower the price to $879,000 and after only one weekend open houses, we received four offers on the same day. Because of the late competition, the house ended up selling to a cash buyer for $878,500.
