Teaming up with my San Francisco Modern colleague, Rebecca Brooks, we were able to assist our clients, Jamie and Natalia, sell their loft in San Francisco so they could buy their dream home in just 45 days. What started out as "let's go look at homes in Marin one Saturday," turned into, " we've found our dream home, want to make an offer but we don't have our loft in San Francisco sold let alone on the market...and we need the money from the sale of our loft to buy our dream home."
A little background is in order. Jamie and Natalia are both architects and love the aesthetic of their live/work loft with the high ceilings and open space. After their daughter was born, it was too small and they reluctantly decided it was time to head to the suburbs. When they walked in the front door of 205 Montego Keys, located in an area of Novato called Bel Marin Keys, there was no turning back. They had found their loft in 205 Montego Keys! It was one great room with high vaulted ceilings, skylights, beautiful natural light and big windows across the back that looked out on the wetlands and open space.
We wrote a very strong offer contingent on selling their loft in San Francisco which we felt confident would sell quickly and so did the seller and listing agent. Even though there were multiple offers, Jamie & Natalia's offer was accepted and everyone jumped into action. Jamie and Natalia were great. They quickly de- cluttered, completed the listing package and had their place ready for Rebecca to photograph and market within a few days. Rebecca hit the pavement running marketing their loft at 175 Bluxome and giving it maximum exposure resulting in several very good offers within a week.
I'd like to say the rest is history but there was a little "nail biting" along the way with some unexpected twists and turns. However, Jamie and Natalia never wavered in their desire to purchase 205 Montego Keys. The beauty of teaming up with my colleague, Rebecca, at San Francisco Modern, is that we worked hand-in-glove communicating and coordinating all aspects of the transaction to make it work and smoothing out the bumps along the way. The loft in San Francisco closed on Monday and the purchase of 205 Montego Keys closed today.
Today, I'm happy to report, the moving truck has arrived at 205 Montego Keys and Jamie, Natalia and their 7 month old daughter are moving into their new home. Jamie and Natalia were the BEST clients a realtor could have! They kept their cool and sense of humor under pressure throughout the transaction.
In today's fast moving real estate market with a shortage of inventory and multiple offers, writing an offer that is contingent on selling your home, isn't for the faint of heart. Jamie and Natalia proved it can be done but it isn't stress-free. If you need to sell your home first in order to buy another home, I would be happy to advise you on how you can streamline and simplify selling and buying a home by engaging Marin Modern and my colleagues at San Francisco Modern and East Bay Modern Real Estate.
