People ask all the time "How's the Market?", and for the past couple of years, the answer has been "Very active, with many buyers competing for a limited number of properties". Just to give readers an idea of what this means, I took a closer look at the San Anselmo sales statistics for the first four months of the year, and compared them to the same period in 2015.

First, the market for housing in both periods was predominantly Single Family Residences (SFR). This year, 34 SFR's sold in the 1st 4 months of the year vs. only 2 Condos. Last year the numbers were 37 SFR's and 3 Condos. Looking at the prices, I found the following:

Average Sold Price $1,174,276 or about 1.9% over asking

Prices  increased here in "the Hollow" even as inventory decreased.

This past month 1359 Butterfield sold for $3,300,000 which is a record for this part of the 'hood'. There were two offers.

Shortly,1360 Butterfield is going to come on the market for $2,900,000. It was purchased last year for $,1515,000 and is now rolling out with added square footage and a whole new look. Think: Restoration Hardware meets Sunset Magazine. (Let me know if you want a sneak peak.)

As of this writing only three homes have sold in Sleepy Hollow since the first of the year. By this time last yeear, six homes had sold. This is the story all over Marin right now. Inventory has been down, sales have been down and prices were trending up. I say "were" because while homes are

Voters approved Proposition 60 and 90 in the late 1980's giving homeowners older than 55 a one-time property tax break when they sell their primary residence and buy a replacement property of equal or lesser value. The California Association of Realtors (CAR) sponsored legislation that would have extended this tax break to Seniors who buy a more expensive home. The thinking behind this Bill, which didn't make it out of the Appropriations Committee, is that many times Seniors have to spend more money to downsize to a newer home or one with a more age-friendly floor plan. Hiking is one of the most peaceful sports activities you can do. What is nicer than getting exercise without noticing and being surrounded by family and friends while enjoying some striking views served up by mother nature?!

Marin County is a fantastic place for hiking. Majestic Mt Tam is almost constantly present - close up or in the far distant. Thanks to Marin's Mediterranean climate the hiking is pleasant all year round and the nature is green and lush all year round. 

You can pick and chose between hikes with panoramic Pacific Ocean views, or you can walk in the dense "jungle look a like" low valleys where the redwoods are towering so tall you can't see more than 1/3 of them!
