How many homes are for sale in some of the towns in Marin right now?

I just pulled the fresh stats and as of today, there are:

  • 10 homes for sale in Belvedere ranging in price from $2,5M-$8M
  • 39 in San Rafael ranging from $675K-$7M
  • 16 in Mill Valley ranging from$890K-$7M
  • 7 in San Anselmo ranging from $675K- $4M

Are they selling fast? Yes, but ONLY those that are priced right. The Marin market has been plagued by low inventory for years which has favored sellers. But what I experience right now is an interesting combination of a "sellers market" and ultra discriminative buyers. More than ever, this puts pressure on us realtors to ensure that homes are listed at "the right price".

The floating home real estate market has drastically changed over the past several years as the homes have become a viable alternative for affordable water front vacation homes and retirement/empty nester destinations. The increased interest, along with a limited inventory has driven the prices up. However, they are still selling at a lower price per square foot then other Marin water front homes and homes in Sausalito.

In the past it was possible to purchase many of the homes in the $500-700k range but those averages have changed with the recent sales of homes in the $900-$1.5m range. You can still find smaller homes and fixers for $350-$650k but the

2015 was comprised of two different stories. From 2013 to 2014, there were huge run-ups as the market regained the lost values of 2006-2012.
This past year, the first half was punctuated with rapid sales, high multiple offers, and fast moving, hard-to-find inventory. The second half told a different story: The U.S. stock market had a correction over the summer, interest rates finally began their slow climb towards 5% later in the year and China’s economy had an inevitable course correction (demand for goods and services are increasing from China’s growing consumer-based middle class while their production is dropping off).

I was awakened from a deep sleep several nights ago to a phone call from my neighbor asking if there was a fire at our house.  She heard and then saw a big yellow fire truck sitting at the bottom of our hillside property with its engine idling and the sound of voices. There weren't any sirens or flashing lights.  I leaped out of bed, threw on a coat, slipped into my tennis shoes and ran out into the rain to see if there was smoke coming from our house.  Reassured that our house wasn't on fire, I walked our property in the dark looking for trees that might have toppled thinking that might be the reason for the fire truck.
