How many homes are for sale in some of the towns in Marin right now?

I just pulled the fresh stats and as of today, there are:

  • 10 homes for sale in Belvedere ranging in price from $2,5M-$8M
  • 39 in San Rafael ranging from $675K-$7M
  • 16 in Mill Valley ranging from$890K-$7M
  • 7 in San Anselmo ranging from $675K- $4M

Are they selling fast? Yes, but ONLY those that are priced right. The Marin market has been plagued by low inventory for years which has favored sellers. But what I experience right now is an interesting combination of a "sellers market" and ultra discriminative buyers. More than ever, this puts pressure on us realtors to ensure that homes are listed at "the right price".

High-end homes usually takes a bit

Are You Considering a Floating Home Purchase? Part 2

Ready to make an offer?

The floating home real estate market has drastically changed over the past several years as the homes have become a viable alternative for affordable water front vacation homes and retirement/empty nester destinations. The increased interest, along with a limited inventory has driven the prices up. However, they are still selling at a lower price per square foot then other Marin water front homes and homes in Sausalito.

In the past it was possible to purchase many of the homes in the $500-700k range but those averages have changed with the recent sales of homes in the $900-$1.5m range. You can still find smaller homes and fixers for $350-$650k but the

I had a blast preparing, marketing and selling 106 Forest Lane in San Rafael, CA 94903 for my wonderful seller clients! Within moments of closing escrow, my client posted the following review on Yelp.

"Thanks to Hilary Davis of Marin Modern Real Estate, my husband and I just closed escrow on a San Rafael rental condo today. Having bought and sold many houses and condos in Novato, I had experienced many realtors but never someone with Hilary's skills. Believe it or not, I found her via rave reviews on Yelp (thank you, Yelp!).

Hilary is patient, thorough, and relentless in selling a property. She arranged landscapers, painters and many other services when we were in NYC. Besides publishing incredible

2015 was comprised of two different stories. From 2013 to 2014, there were huge run-ups as the market regained the lost values of 2006-2012.
This past year, the first half was punctuated with rapid sales, high multiple offers, and fast moving, hard-to-find inventory. The second half told a different story: The U.S. stock market had a correction over the summer, interest rates finally began their slow climb towards 5% later in the year and China’s economy had an inevitable course correction (demand for goods and services are increasing from China’s growing consumer-based middle class while their production is dropping off).
All of these factors led to fewer Bay Area Buyers during the second half of 2015. And thus, fewer multiple offers – particularly on the

I’ve always found Eichler’s to be a fascinating design. The inclusion of the outside element being part of your actual living space. They are light and airy with that really cool open-roofed atrium entrance. The posted beam construction gives freedom from the conventional load bearing walls which is why you’ll see floor-to-ceiling glass through the entire home. If you are in the market for a new home be sure to include the Eichler design as part of your search. Marin county has over 1500 Eichler homes. Inspired by Frank Lyoyd Wright, Joseph Eichler a true game changer in real estate development.

I was awakened from a deep sleep several nights ago to a phone call from my neighbor asking if there was a fire at our house.  She heard and then saw a big yellow fire truck sitting at the bottom of our hillside property with its engine idling and the sound of voices. There weren't any sirens or flashing lights.  I leaped out of bed, threw on a coat, slipped into my tennis shoes and ran out into the rain to see if there was smoke coming from our house.  Reassured that our house wasn't on fire, I walked our property in the dark looking for trees that might have toppled thinking that might be the reason for the fire truck.

As I crawled back into bed with my heart still racing, I could see from the bedroom window the meandering beam of flashlights and

To the present and future delight of those who had for years made it their favorite neighborhood Italian restaurant, as well as legions of the as yet uninitiated, Cucina has re-opened under the original management of Donna Seymour, but with a new twist. Longtime client, Kevin Hansmeyer, has joined the management/ownerhip team. Donna and Kevin now work side by side to provide diners with enjoyable, authentic, and delicious meals that will keep them coming back and telling their friends too!

The freshly updated and remodeled restaurant opened quietly, without fanfare during the week before Christmas, and, even without advertising or promotion, has been consistently busy ever since. Several of the familiar servers have returned, and Bobby, the chef of
