I had the pleasure of representing the seller who lives in Sacramento.  He not only needed a realtor but someone who could act as a project manager to get 420 El Faisan Drive in San Rafael, a large and very desirable townhome ready to go on the market. The seller had purchased this townhome over 20 years ago and it was in fairly original condition.

Together with the seller's approval, I created a project plan, budget and coordinated and managed a team of service providers to do pre-sale inspections, remove the acoustic ceiling, paint, install new carpet and bathroom flooring, update the light fixtures, faucets, make repairs, clean and stage.

It took a little over a month to get 420 El Faisan ready to go on the market but when it was

I  had the great fortune of meeting Hilary Davis a few years ago when purchasing a home in Novato.  The experience was more than I ever expected. So much so, that Hilary was the first person I called when recently listing a condo for sale in San Rafael.  Her experience and professionalism is just amazing.  She's insightful, thorough, and is a great resource

I am always inspired at this time of year to point out to my clients the potential of doing real estate transactions in the dead of winter, in the middle of the holidays.

Time has proven that the spring is the most active time of year for buyers, with another burst of activity in the fall.  Sellers know this and often hold off on listing their homes until spring, hoping that people will all jump on board to buy at the same time, thus driving prices up.  This is a great strategy for the seller, but not a winning proposition for the buyer.

For some buyers timing the market is irrelevant because their buying power allows them to afford whatever they want, and one of the things they want is a wider selection of inventory.  Other buyers absolutely

Are you Considering a Floating Home Purchase? Part 1

The Floating Home community in Sausalito, CA offers a completely unique and magical water front living experience that is unparalleled anywhere else in Marin. A typical Southern Marin water front home is going to be in the $2million - $10 million and up range. The floating homes average $700-$1million with some below and a few above.

There are approximately 425 floating homes in Marin with the majority of them in Sausalito making it truly a one of a kind community. However, the idea of owning and living on a floating home is often more romantic then the reality. Do your research and visit the different docks before making a decision.

Some research and a Realtor familiar with

I had the pleasure of representing the buyer whose life-long dream was to live on the water when he retired.  The timing wasn't quite right when I first showed him 16 Duxbury Cove in San Rafael before it came on the market.  He was still a year away from partial retirement and needed to sell his home where he had lived for 30 years.  As fate would have it, his circumstances changed which enabled him to seize the opportunity and buy 16 Duxbury Cove.  He is now decorating his new home and enjoying his beautiful waterfront setting.

Located in Spinnaker Point, a planned community built in the mid-80's and 90's, 16 Duxbury Cove features 3 bedrooms, 2.5 baths, hardwood floors throughout, large 2-car attached garage, view of the water from most windows and

Need a page turner for your holiday travels or an escape from too much holiday cheer?  Delicious by Ruth Reichl won't disappoint! You don't have to be a foodie or even like to cook to enjoy the way Ruth Reichl can weave a good tale with food as a backdrop to the story.

Loosely based on Gourmet Magazine where Reichl was the editor at the time it abruptly closed (Delicious is a fictional name for a similar magazine), the story opens with a young girl in the kitchen with her aunt making Gingerbread Cake.  This young girl, Billie Breslin, has an uncanny sense of taste and the ability to improvise in the kitchen to enhance this cake into no ordinary Gingerbread Cake. Fast forward to a grown up Billie going off to New York City to work as the

I know you've read and heard over and over what a highly competitive market we are in. The Bay Area always has been a very desirable place to live, and with low inventory, high demand and lots of buyers out there (both all cash and financing buyers), this truly is a strong sellers market. Having said that, a buyer can compete and win.  Read on!

When working with a buyer, many of us put in offers for our clients only to find we are in a multiple offer situation, repeatedly... and this can cause all of us, clients and agents, to feel stressed and anxious.

So, what is the best way to navigate the market?  I find the best thing I can do is, right from the beginning, be completely honest with my clients by giving them all the
