November 2015

Found 8 blog entries for November 2015.

Apparently, the former owner of Cucina has taken the space back over, is remodeling, and intends to open for business sometime in December. On a recent walk, I saw the following two notices in the window, indicating San Anselmo may soon regain one of its longstanding, popular, and much-loved restaurants. A lot of folks I've spoken with are looking forward to the opening. I'll be there too!

Walking by True North, I saw that it is apparently closed and this notice is in the window. No word as yet from the owners as to what the new project might involve, but we wish them the best in their endeavors.

So thrilled to have helped my great buyer clients get out of a condo and into a house in Marin!

538 Whitewood Dr. San Rafael CA 94903...Dixie School District: SOLD!

It was fun being in my old stomping grounds of Terra Linda, same street I bought my first home on, to navigate my clients through the entire process of purchasing a home. And what a beauty they got-4 bedrooms 2 baths with upgrades and newness throughout. The front and back yard are big and ready for a new look at this Mid Century modern Alliance home.

We were lucky to get our offer accepted as written and I was even able to negotiate a nice credit towards closing for my buyers after inspections. From start to finish everything was smooth sailing!

I'm a full time full service

Timing is everything in real estate.  I represented the Trustee who was selling 95 Corte Mesa; a tenant occupied 3 bedroom, 2.5 bath townhome located in a small development in the outer Dominican neighborhood in San Rafael.  This townhome was renovated 3 years ago with a new kitchen, baths, fixtures, flooring and windows.  Even though selling a tenant occupied property is not ideal for the tenant or seller, sometimes it can't be helped. The tenant had a lease and hoped to continue renting for as long as possible.  Therefore, the trustee and I kept our focus on 1031 Exchange buyers who had limited time to find a replacement property. Our timing was pitch perfect. We found the ideal buyer very quickly.

It was a win-win for everyone.  The seller

Is This Market a Bubble?!
I hear this all the time. Short answer: No.

From 2013 to 2014, the market corrected and there were huge run ups as the market regained the lost revenues of the 2006-2012.

Today, most Marin towns have surpassed the high water mark of 2006 and continue to climb, albeit at a much slower rate. Expect to see modest gains over the next 24 months or even some flattening of prices.

But, there is no indication of an imminent price correction thanks to the Bay Area's Disruptive Economy. Low inventory, high rents, and the addition of a train (and possibly a medical tech center in Novato) will add additional pressure on Marin's tight housing stock.

The Disruptive economy is made up of companies that are radically changing the way we do

Suddenly, it's November 1st and the Holidays are just ahead. With the local real estate market traditionally cooling off between Thanksgiving and mid-January, the temptation is for buyers to take a hiatus from their searches and for sellers to take their homes off the market until things pick up again, and this is just what a lot of buyers and sellers will do. But those buyers and sellers will miss out on the opportunities in the Holiday market. People who need to buy and sell homes will stay in the market and take advantage of the reduced competition. It could be the best time to buy or sell real estate, so if you're serious, hang in there during the Holidays. It may be your lucky time!
