The northern end of Marin, specifically San Marin is the most affordable neighborhood for buyers still eager to live in Marin.  As home values continue to rise, it is still possible to find a lovely home under the 1 million dollar mark.  Take a peek at the home sales from January through the end of July.  Your dollar goes the furthest in San Marin of any other city in Marin...and that may not be for much longer with all the exciting developments in the works which will make Novato the hot spot to live - ideally located between San Francisco, the gorgeous wine country and also the coastal region with sleepy towns like Point Reyes and Marshall close by.  You are literally a 20-60 minute car ride to any of these beautiful places.  How lucky am I to live

This beautiful 2,700 SF home, nestled in the Kentfield Woodlands and with views of San Rafael and the ocean just closed escrow today at $2,000,000. Unfortunately I never got the chance to showcase this home or hold an open house. While in the middle of doing some repair work we received an offer that my seller accepted. So we never had the chance to replace the carpets, stage the house or even have photos taken, but needless to say, both seller and buyers are pleased and I'm happy to have been able to facilitate this sale!

My daily walks usually take me through Downtown San Anselmo at some point along the way. And for a while now, there have been obvious signs of construction at 429 San Anselmo Ave., just next door to Ludwigs Fine Wine and Spirits. But with the windows covered, it has been difficult to divine what was being brought to life---- until about a week ago.  The door was open; there were shelves, containers, counters, and workmen putting on finishing touches under the direction of a young woman, Claire Bradley, who is one of the owners. (That's Claire in the picture, taking a short break to talk with me about her new store, Amphora Nueva). Amphora Nueva is the third Bay Area location for the Bradley family's gourmet emporium featuring premium (bulk and

I am so excited for my buyers that closed on 415 Sylvia Way, San Rafael today!  I met this darling couple at an open house over a year ago. We had been out to see several homes over the last year and it wasn't until I found this gorgeous town house off the market that they finally put in an offer.  With a baby on the way, they can turn the key and move right in to this upgraded, easy living home!  Located in the lovely Green Oaks complex, it is located close to hiking trails, Scotty's Market, great schools and the complex comes with a pool and clubhouse.

Do you ever wonder where to go in Marin during the summer to hear music? There are so many options. I like Terrapin Crossroads and the Sweetwater but I am a bit of a deadhead. Here are some other options. Don't forget that Marin Art and Garden Center has a music series during the summer, too.

Rancho Nicasio Sunday BBQ and Music

This summer Rancho Nicasio, a restaurant and bar in the town of Nicasio in Marin County, is hosting “BBQ on the Lawn 2015” this summer. Purchase tickets ahead of time to save a spot enjoying a nice outdoor BBQ while listening to great bands play. Often on Sundays, though a few exceptions including a Fourth of July party, make this an easy event to schedule in. Bring your lawn chairs, sit back, and enjoy the summer!

Is summer the Best time to buy a Home?

sunflower_400.

Realtors, lenders, analysts and even buyers are always talking about the spring selling season as THE time to list your home or buy a home. In Marin Country we do see the biggest influx of new listings in the spring and flood of buyers who want to get settled before summer.

But is the spring the best time to buy a home? Honestly, the best time to buy a home is when a buyer is ready! There are benefits and challenges to every season: Fall, winter, Spring and summer but there is no reason why you can't make the best out of each one.

Yes, we do see an increase in inventory after the holiday slow down and end of winter. Sellers are less likely to list their house in the winter due to the

Outdoor Music in San Rafael: Summer Nights at JCC starts tonight!

summer_night_jcc_hilary_davis_realtor_448

Looking for a fun and easy way to enjoy some outdoor music? The Marin JCC in San Rafael is hosting another year of music under the stars.  This is a fantastic venue for the entire family to enjoy. Tonight, July 11, kicks off the summer series featuring Bluegrass music by "Hot Buttered Rum". There will be a total for five concerts this summer; I'm looking forward to August 1-Afro Cuban Beats with Richardo Lemvo & Makina Loca!

We've been going for years to these concerts and each year gets better. You can bring your low back lawn chairs and picnic or purchase food and drink there.  Each concert features food from a local restaurant that is theme with the music.

How clever was I?  I had this great idea to use a series of fences to allow the deer onto our property to clean up fruit fall, and lock them out when their services were not required.  We would live happily together.  Ha!  Having purchased nearly an acre, with visions of a petite urban farm, my ignorance was only superseded by my naiveté.  The deer, it seems, were here first and possess a solid determination to continue to both breed and graze on my little slice of earth.

When it comes to deer and gardens, I have learned, war is not too strong of language.  Many of you who have gone to great lengths to nurture tender tendrils of sweet peas, or finally pursued your dream of a rose garden, or bought your first little citrus tree in a pot, or any
