September 2014

Found 13 blog entries for September 2014.

Yesterday, with a bit of time to kill in downtown Fairfax, I wandered into Taste, a new bakery/small bowl place located in the old Fat Angel location near Scoop.
I ordered the Popeye which is a small bowl with black beans, fresh quacamole, steamed greens and a poached egg on top. It set me back about six bucks and change with a tip*
My meal was good and "clean"- High quality ingredients- I think organic, too.
The atmosphere has changed since Proprietress Rochelle, took over- more zinc, cosy booth like arrangements and some high tables for computer types. (I did not get out my computer so I don't know if they had wi-fi but did see a guy working away. ) The place was packed with mostly Mom's and Yoga teachers mid day.
I loved the food, the atmosphere…

I recently posted information about how to finance a floating home in Marin. There are some (mostly positive) changes to the options out there.

1. Financial Benefits Credit Union is currently making Floating home loans again. Since these loans are held in house, they don't always have financing available. Loans max out at $500,000 and are only at 75% Loan to Value. Interest only. Amoritized over 30 years but variable. Contact Heather Ziemer at (510) 433-9200. They are open 10 a.m. to 4 p.m. Monday through Friday.) No points.

2. Best News- Bank of Marin has an excellent program now. They are lending on all Floating homes. If you have a credit score above 740, you can qualify for 25% down; otherwise, you will have to come up with more money down. This is a

Hello Everyone,

A September 11, 2014 article by Irvine, CA-based real estate information service Core Logic DataQuick notes that although Marin county home sales declined from 355 units in August of 2013 to 323 units in 2014, median prices were up from $760,000 to $839,500. Some of this increase would be attributable to factors other than increase in value, such as the market mix of specific homes being sold during the two periods. The article goes on to say that although there is considerable month-to-month fluctuation in market indicators, the Bay Area market as a whole seems to be trending back towards “long term norms”. Data Quick analyst, John Karevoll is quoted as saying “The most congestion in the various pipelines that comprise the housing

Since affordability is a big consideration for most first-time home buyers, I'm happy to share that I successfully helped a wonderful couple purchase their first condo in Novato at under asking!  Finances were a factor, so having low monthly HOA fees (UNDER $275.00) made this lovely condo even more appealing.  I was able to work with the Seller's agent to negotiate a reduced price - my clients closed with a sales price of $333,000 while the original list price was $349,000...a tidy $16,000 savings!!!

We'd been scourinng the new condo listings since early Spring and had actually made an offer on another property in July, but were beat out by a higher offer.  As luck would have it though, we persevered and discovered an even better solution for my clients

My very discrimitating buyers bought a very discrimitating property in San Rafael!  They agreed that it was worth the wait and all the looking we had done prior to finding this jewel!

Although multiple offers on the property, we prevailed by negotiating a deal that worked for all concerned. This impecably maintained and loved home, inside and out, was evident the minute you stepped up to the front door.  With brand new siding & windows, beautiful new high-end carpet and a perfectly planted backyard, my clients had huge smiles the minute they entered the property and will do so every day when they come home from a long days work!

Marin would not be Marin without San Francisco! Why? Well, first it's proximity to San Francisco measurably increases property values/cost. As you move closer to the Golden Gate bridge price per square foot for homes increases. Second, Marin has the endless open space, warm summer weather, homes with garages and backyards that San Francisco typically does not. However, San Francisco has The Zoo, World Class Museums, 1,000's of excellent restuarants and any kind of nightlife you want.

Marin, would not be Marin without San Francisco and that is why as a resident of Marin you owe it to yourself to take advantge of all the wonders San Francisco has to offer.  When I want to go to the
