I recently met a young couple with two small children at an open house.  Living in San Francisco and both working, they quickly decided on Mill Valley due to the proximity to their work locations.  

At our first meeting we covered the house buying process (steps from beginning to end), how to be ready for buying (get pre approved), and what to expect in terms of bang for buck in Marin County.   I set them up for email updates, and when a house interested them they would ask to see it.

50 Rutherford,  San Anselmo, is a Mediterranean gem located in the Hawthorne Hills neighborhood.

It came on the market in early December. It showed itself well; bathed in full winter sun sporting a big, sunny back yard.

Wih only two bedrooms and one and a half baths on a lovely, quiet street near to Fairfax's iconic Good Earth Market, not  just a few

of my clients thought the price would go down, not up.

I tried to explain the tangibles and the intangibles: architecture, lifestyle, schools etc.

In addition to the style and setting, this home is located in San Anselmo's

Ross Valley School District boundaries; Brookside Elementary, I think.

This gem of a home came on the market priced at $799,000.

A new loan product for the California market is offering jumbo financing with reduced down payment requirements and 30-year fixed terms. Typically, most jumbo loans (those exceeding the high balance limit of $625,500 that is extended to high cost counties) require 20% equity as collateral to secure financing. Very few lenders have offered jumbo financing beyond the 80% threshold and, of those that have, consideration has been limited to Adjustable Rate Mortgage (ARM) loans with fixed periods of between 3 and 5 years.

This new jumbo product offers loans up to$850,000 with down payments of just 10%, supporting a purchase price of $944,444. Financing of up to $1,000,000 is available to 85% of purchase prices as high as $1,176,450. Credit score

A great website to get recipes for anything is All Recipes. It's like a recipe box with thousands upon thousands of recipes to sift through depending on what you fancy for breakfast, lunch, and/or dinner. Since it's Christmas Eve and a lot of you are probably cooking away or trying to figure out that last dessert treat to add to your holiday table, here's a great recipe that everyone loves, with a little variation from the original recipe. 

The original recipe by All Recipe member Jackie Schmidt is titled Chocolate Mint Candies Cookies recipe, but with the variations that will be provided, the recipe is really Dark Chocolate Peppermint Cookies.

If your attached to the 415 area code and thinking about changing your number - do it before February 2015 because the 415 is coming to an end! Looks like the 415 will soon max out and a new era will begin - SF and Marin get ready for 628!

Cool things just keep happening! San Rafael was named the #11 Most Exciting Small City in America by Movoto.com. The criteria was as follows to declare the top most exciting small cities, with a population between 50,000 to 60,000 residents:

  • Nightlife per capita (bars, clubs, comedy, etc.)

  • Active life options per capita (parks, outdoor activities, etc.)
  • Fast Food restaurants per capita (the fewer the better)
