Labor Day is almost upon us (already!), so you know what that means, right? Summer is dwindling down and it's time for the family's last big "hoorah!" before Fall approaches. Thankfully, the three-day weekend is here. Who doesn't love a three-day weekend, right? Here's a list of things to do this holiday weekend:

  • Russian River Adventures: The weather is perfect right now. Not too hot. Not too cold. The Russian River is great for picnic lunches, lounging around, and even floating in a tube down the river. Kids and adults love the Russian River.
  • Ferry into San Francisco: This may be a little crowded, but if you plan it just right, a day in San Francisco may be what the doctor ordered for this holiday weekend. The Exploratorium moved to Pier 15, an easy

777 Sun Lane, Novato CA 94947 - Just Purchased!

How long do you think it should take to find the perfect home for you? There are as many answers to this question as there are people out there looking for their perfect home!

Buying a home is a process and buyers approach that process in their own unique way.  There really isn't a one-fits-all approach.

I have worked with clients that have very simple and clear-cut needs, look at one house and make an offer. I have other clients whose lives that are in transition and it might take them months or even a few years to find a home that fits their needs. The house they think they need today might not be the house that will work for them in the long run.

I always try to stress to my

Recently I have had the pleasure of helping a buyer with the purchase of a floating home.  Each inspection and visit to the property is like a mini vacation.  Everyone on the docks walking by has a smile on their face and always happy to say Hello and welcome my client to the neighborhood.  It truley amazes me that one can live literally waterfront with views galore in Marin County for a fraction of the cost that it would take for a property on land.

I must say spending time on the docks does give me a pull on my heart to live the life as well.  Not in the cards for me at this time, but for those of you who have thought about it, I would say Yes!   Of course there are things you need to consider when you are on a floating home.  There is no pulling up

100_creamery_rd_sold_hilary_davis_realtor_448_01

100 Creamery Road in San Geronimo has new owners! Set on a large level sunny lot, this property offers space for gardening, playing, working and wonderful San Geronimo Valley living. My clients had been looking for a while but did not expect to find this rare gem of a property complete with the original San Geronimo Post Office. With the amazing help of lender Charlie Christensen, my clients were pre-approved and in escrow in a matter of hours.  Having the right team-realtor and lender makes a huge difference.

This was a multiple offer situation and in the end I was able to negotiate a huge price reduction and credit towards closing costs. This 3 bedroom 2 bath home with outbuildings closed at $700k with a hefty credit on top.

Marin resident, friend and client, Fred Ritzenberg (husband of my childhood friend and go to title/escrow officer Stacey Cooper) has co-produced and co-written a feature film- ZAYTOUN. This film will will truly warm your heart. I had the pleasure of being invited to a private Saturday morning screening of ZAYTOUN at the Rafael Theater in San Rafael. Like all good films there was drama, suspense, humor and a beautiful story line. The movie is set in war torn Beirut 1982 and the story unfolds as an unlikely alliance between a twelve year-old Palestinian refugee and a shot down Israeli fighter pilot and their journey together to a place they both call home. Looking for a good movie; get your tickets early and check this one out! Here is the link for the

After searching for 3 months and making 3 offers on other homes, I was able to negotiate the purchase of this charming single level home in Terra Linda for my wonderful buyer clients.   This home is a 3 bedroom / 2 bath home with a beautiful backyard and pool, family room with fireplace, updated kitchen and baths.

After multiple offers, and continued negotiations, this home sold for $885,000.

Great properties in Terra Linda are selling with multiple offers (3-7 offers) and the homes are selling for 5-10% over the list price.  I am an active real estate agent in this neighborhood. 359 Marion Avenue, Mill Valley 94941 - Custom Built Home in the Redwoods

 img_0020_400

As you look for you're first or next home keep an open mind. Often the house you love is not the house you have been searching for. I thought I knew what my clients were looking for in a house so when 359 Marion Avenue, Mill Valley popped up in the New Listings on the MLS I didn't even consider it for my clients.

 img_5109_400

It hit the market on Saturday with the first open house on Sunday. I had already scoured the MLS for possible open homes for all my clients and this home didn't fit any criteria. I was hoping to have something exciting to send to a particular client but found nothing.

I started working with this lovely couple in August of 2011. They were living
