I came across an interesting article last weekend in the New York Times related to the premium in price (as much as 50%!) for real estate that is associated with high “walkability scores.” That is, properties that are located within walkable urban locations. This is a national trend. Demand for walkable urban space extends beyond city centers to suburbs and residents of these suburban areas enjoy ease of access to shopping and public transit. These urban suburbs, in many cases just outside major metropolitan areas, were slums as little as 30 years ago.

Where to recycle wine bottle corks

Have you ever noticed how a drawer in your kitchen can become the collection spot for wine bottle corks? Well, I had a nice collection going but I had no idea why I was saving them-it just seemed like the right thing to do. Luckily while in BevMo-Novato one day, I noticed they had a recycling container for used corks. Turns out that wine bottle corks are easy to recycle and important for the environment to do so. The AIM (Agricultural Institute of Marin) founded in 2004 and born out of the desire to promote and support the "Buy Local" movement manages the Marin County farmers markets. The first farmers market in Marin County was in 1983 at the Civic Center and it remains today as the largest market in the Marin area.

My most recent home tours have been with residents of San Francisco who are interested in moving to Marin because they want more room, great public schools or better weather. All are great reasons to move here!
My experience has been that these future Marin dwellers have one town in mind (after talking to friends or just hearing about a certain area) and they want to begin their search there. After our home tour and hearing about their wishlist of their "perfect home", it's frequently apparent that they need to learn more about Marin towns as most of their wants (ie: bigger backyards, flat leveled homes, more bedrooms etc.) can be found in homes the more north you go. The Marin County Real Estate Market is Hot, Hot, Hot! Attractive new listings are flying off the shelf, often in their first week on the market, and, not infrequently, with multiple offers --sometimes going substantially over asking price. Sellers----can you count on this? Not necessarily. But if your listing is well prepared, priced, presented, and marketed, don't be surprised if it does happen.

The current supply of housing inventory for sale is extremely low--- only 3.1 months for Single Family Residences (SFR) and 2.9 months for Condo's. The Best Mortgage Rates....Ever?

Although I rarely comment on interest rates, historic developments cannot be ignored. Yields on 10-year treasury notes reached their lowest point ever today, dropping to 1.70. And mortgage interest rates, which move in tandem, followed suit. We are currently seeing the lowest mortgage rates ever, and with the European Union’s crisis of confidence caught in a tail spin, there is a fair chance interest rates may drop farther.
The last time we saw interest rates at similar, all-time-low levels (September 2011) they rapidly shot up as if rejected by unfamiliar territory. That aside, and though I may soon find myself dining on braised crow, I feel there is a very good chance that we’ll see these uber-low rates…
