Are you considering remodeling your Marin County home before you sell it?

Not all of your heartfelt choices will benefit the value of your home, if you intend to cover your remodel costs with an increase in your home's value. Some of your remodel choices will need to be balanced against sound financial analysis and careful planning. In years past, it was normal to spend big bucks on remodeling your kitchen. Gone are the days of a high return on a kitchen remodel that includes: three dishwashers, built-in European coffee maker, and three bread warmers.

You can still get that fresh new look and add value to your home if you take a more calculated approached.

Here are some of Top Remodel ideas that Add The Most Value to your home:

About once a month, a client is referred to me who is not only seeking mortgage pre-approval, but who already has an accepted offer. My surprise is twofold - first, I’m shocked to learn that they actually managed to get their offer accepted and, second, I’m shocked that they would even want their offer accepted without being pre-approved! Entering into a purchase agreement is a serious contractual obligation. As I review their contract, I can hear the clock ticking… financing contingency, 17 days… appraisal, 17 days… close of escrow… all without a clear sense of their ability to close on time or the quality of the financing they are likely to receive.

Today’s mortgage market is extremely demanding. Addressing guideline requirements to the

There is something alluring about buying a brand spankin new home! No wear and tear, no lingering "energy", absolutely no trace of others what-so-ever. On a smaller scale but a similar scenario is buying a car. Even though I know it doesn't make financial sense, I like to buy new cars. I like that new car smell and prefer not to take on someone else's problems and possible negligence. You just never know what you are going to get.

Did the previous owners keep up with the maintenance? When will I have to replace the roof? Should I update the bathroom? With every resale home you take on at least one and sometimes many projects.

Even though no property is perfect, even new construction will have issues, it's comforting to start fresh in a

I just helped my client purchase a nice 3-unit property in San Rafael. Homes rarely come onto the market in this location where you can walk to town. Not only does it provide an investment that covers some of the cost, but it provides an easy commute to work, as well as plenty of sunny days to enjoy throughout the year.

Set in the lower hills of desirable Sun Valley neighborhood just off of Forbes Avenue, this mid-century modern triplex has a rare side-by-side orientation that offers privacy. Each unit has been well-maintained and has two bedrooms and one bathroom, a fireplace, a laundry area, a garage, as well as plenty of storage. You can also enjoy outdoor-living from the deck that each unit offers, with the principal unit boasting Mt. Tam
