Deck Views from Mill Valley, California

Ahhh, Labor Day. Cue the sad music as it marks the end of summer, and then cue the song "It's the Most Wonderful Time of the Year" as we celebrate the children heading back to school.

I have compiled a list, a "One Last Hurrah" list if you will, of things that you and your family can do this Labor Day weekend throughout the San Francisco Bay Area.

If you are looking for something you can do without the kids, check out Sonoma Wine Country Weekend in the beautiful Sonoma Valley. This event is always one for the books!

If the kids have been begging you to go to a movie, try Creek Park, on the 400 block of Sir Francis Drake Blvd., in San Anselmo. Friday, September 2nd, they will

I want to share "the story" behind a very special property in the West End neighborhood of San Rafael.   Several years ago, I had the good fortune of  interviewing the builder and owner of this home on behalf of the West End Neighborhood Association newsletter.  I've been writing the newsletter for many years as both a West End neighborhood homeowner and member of the formal West End Neighborhood Association.

Harry Winters first saw a lot on Spring Grove Avenue in December of 1956 and knew immediately it was the perfect place to build his family home.  There weren't any other interested buyers at the time so he managed to strike a good deal and, built a simple yet elegant house there.  Harry always had a fascination with architecture and although he

I am pleased to announce the successful sale of 34 Park Terrace, Mill Valley.  This was a short sale with a happy ending for both parties.

This 2 bedroom, 1.5 bath 3 story townhome with a loft sold today for $500,000.  What an amazing value. This home would have sold for almost 10% more if the home were presented as a regular sale.

The community of Park Terrace is compromised of 65 townhome units and is located in the heart of Sycamore Park - one of Mill Valley's most coveted neighborhoods.  These units are hard to come by, as they don't resale very often. The home owner's association is well run and the dues are low $260/month.  Also the location is king!  Park Terrace is so centrally located to schools, shops, restaurants, the Mill Valley Community

Whether you are moving to Marin for a job transfer or you want to experience life in Marin, there are a number of rental options you should know about.

Marin short term rentals are a great option.  Some of the best resources for short term leases in Marin come fully furnished.  Here are a few of my favorite companies and sites:

International Quarters

Marin Suites

Vacation Rental By Owner

For long term options, your best bet is to visit, and frequent, Craigslist.  Most of Marin's top property management companies, local Realtors and landlords post their rental listings on Craigslist. It's the most widely used site for rentals.

The Marin rental market is HOT right now.  You will be paying a premium even when agreeing to a long term lease.  Move

I'm pleased to announce another closed sale: 3106 Turk Boulevard in San Francisco! This deal closed escrow last Friday after being on the market for a total of 67 days.

3106 Turk is a single family home in the Lone Mountain area of the city.  It had been in the same family since the 1950's when it was built and although it needed some updating, it was wonderfully maintained & sparking clean.  Features included a bright living/dining room with parquet floors, a fireplace,  three bedrooms and two bathrooms on the main level and a bonus room & half bath on the lower level, plus garage & fenced backyard.

Getting A Property Ready For The Market

I represented the sellers and this was a fun project for me because we had quite a bit of preparation to do

I'm excited to announce that Marin Modern Real Estate has just become the first San Rafael-based real estate brokerage firm to earn the distinguished green business designation from The Bay Area Green Business Program.

As many of our real estate clients and colleagues know, the traditional method of practicing real estate generates a lot of waste which burdens the environment, consumers and even real estate agents.   Our company and agents have long recognized these inefficiencies and have consistently taken steps to practice real estate in a more efficient and eco-centric manner.    These steps include very early adoption and use of electronic signatures and paperless faxes to minimize the amount of paper generated with each transaction, cloud

Students of Marin County Schools scored well in the recent results released regarding the annual Standardized Testing and Reporting exams (STAR). In fact, they outperformed state averages by a significant margin. The tests measure second through seventh grade students' proficiency in math and English.

According to the Marin IJ, 73.4% of Marin students were proficient in English, whereas 54% of all California students in those grades were proficient in English. Marin Students also averaged better in math than the state, coming in at 66.1% compared to 50%. "The significant and sustained improvements we've seen for nine consecutive years prove how hard teachers, school employees, administrators and parents are working to help students

You've most certainly heard the news. The recent savaging of equities amid increasing concern over the U.S. economy's tenuous recovery, along with the growing storm enveloping European financial markets, have all contributed to a flight to Treasuries and to some of the lowest mortgage rates in history. 30-year fixed conforming rates (supporting loans to $417,000) have broken below the 4% threshold and high balance conforming loans (currently from $417,000 to $729,750 in most Bay Area counties) are in the low 4% range. While these low rates improve the purchasing power for many buyers, the pending reduction of the high balance conforming limit to $625,500 will translate to higher payments for others. The limit reduction is set for September 30 and
