Just sold for $575,000 - 26k over list price!  This beautiful sun filled condominium featured 3bedrooms, 2.5 baths, remodeled gourmet kitchen, upgrades throughout and backed to open space.

I recently completed my quarterly Eichler Homes newsletter and wanted to provide a quick "market update"  and also provide our clients and visitors with an update on current and upcoming inventory.

2010 Eichler Market Summary for Marin County

In 2010, a total of 49 Eichler Homes were sold in Marin County and I was proud to once again finish the year as the #1 Agent in Marin County for Eichler Home Sales.

Looking closer at 2010 Eichler sales in Marin, all sales occurred in San Rafael and there were no Eichler sales in either Mill Valley or San Anselmo.   The most expensive Eichler sold for $1,162,500 and was located in Upper Lucas Valley; the least expensive Eichler sold was a bank owned property in San Rafael's Terra Linda North neighborhood

New pricing charges in the process of being implemented by Fannie Mae and Freddie Mac as part of the risk-based fee they factor into mortgage pricing will raise the cost of credit for most borrowers -even those with excellent credit scores. While these changes are slated to take effect April 1, most lenders have already levied new cost adjustments into their pricing to insure their loans are covered for eventual sale.

The litmus for what is considered excellent credit has been continually raised over the past few years, increasing from 700 to 720 and, over the past year or so, to 740. Although credit score ratings have long been used to balance out pricing and determine which loan options are available to a given borrower, we have not previously
