Situated in the highly coveted Seminary area of San Anselmo, this 4 bedroom, 3 bath home features a beautiful flagstone patio with redwood decking in the backyard, updated bathrooms and very spacious master bedroom. 

My clients were able to purchase this lovely property for $825,000.  This home had been on the market for almost 1 year.  The original asking price was $1,199,000.  Due to market conditions in 2008, this homes price ended up chasing the market in a downward spiral.  

Inventory for good homes in the $800,000 price range are not abundant in San Anselmo. Inventory is relatively low. It's important to keep your eyes out for those great finds.

High-end Homes Market Conditions

During the past three months the housing supply of high-end homes in Marin came in at 40.45 days (listings/absorption rate). The average list price over that time period was $6,398,182, while the average sales price was $4,694,248.  The highest sale being $9,000,000 in Tiburon. The average number of days that high-end homes were listed on the market in Marin was 106 days.…

With the first three months of 2009 behind us, I wanted to provide fellow Eichler & Alliance homeowners in Marin County with a summary of the market for our homes during the first quarter of 2009.

Eichler Home Sales in Marin

Year-to-date, a total of 9 Eichler homes have sold in Marin County.    The least expensive Eichler home sold this year was a bank-owned home in Terra Linda which sold for $497,000.   The most expensive Eichler sold for $955,000 and was located in Upper Lucas Valley.    Only 1 Alliance home sold during the first 3 months of the year.   Currently, there are a total of 24 Eichler & Alliance homes for sale in Marin County.
